Well, not quite. It depends whether your old escrow balance is given to you immediately (credited to your old lean pay off amount immediately) or later. If the former, then your loan amount also increase by the amount of your new needed escrow amount or you have to pay the same upfront.
And the above two nightmarish scenarios (1) still having cost to others such as appraisers, ad (2) adding the closing cost to the loan and hiding it from the borrower, would the APR be identical to the simple interest rate?

The APR disclosure is your friend.
This sounds like a plug for full price mortgage companies and banks and against discount/innovative mortgage companies.
If you pay closing cost, you are kinda out of competition for refinancing because if you do refinance, it is almost as if you threw your previous closing cost in the toilet...

I am surprised that nobody has mentioned this but this site's merchandise according to themselves is 95% reconditioned. But they hide that fact real well and that pisses me off. If you are dishonest in one way, it is likely that you are dishonest in many other ways.
Onesuite.com is 2.9 c (2.5 c if they have a local phone number in your area and you use it). And it is wonderful with many useful features. (Beware, some of the international rates are not good at all.)
