What's a "fair share" when it comes to taxes is a much debated thing. She didn't say that I'm overpaying, she said I'm paying a lot. You're right in that I do enjoy an awful reputation here, which is far less important than what brand of plastic wrap I use. So, back on topic, would you be willing to give up your prop 13 tax advantages? It's a simple yes/no question. Most folks here seem to think it's an unfair system that favors those hated boomers that ruined the world and took all the good stuff for themselves.
What would be the negative consequences if zoning laws were designed at universities using a broad range of scientific fields as inputs and building permits were limited to projects built with some fixed percentage of profit and after being purchased could only be sold at that same price. The zoning laws would naturally have to be done in a way that builders would not be able to build only massive homes at massive costs to inflate that 10%. Maybe property taxes could be offset for older, poorer citizens via participation in civic organizations, maybe city beautification, tutoring at local schools, food banks stocked by community gardens, organizing concerts and fairs etc. And since the property value would not changeI mean it is an unfair system and it favors long term incumbent homeowners who are most likely boomers. Why would that be fair? Taxing based on the value of the property makes by far the most sense. Why should someone in a $10 million dollar condo pay less than someone living in the middle of the desert in a house?If you actually want it fair then property tax should be based on the square footage of the house and the square footage of the lot. That would be a fair tax, and it would push toward smaller lots and smaller homes.

No matter the building costs a builder would be guaranteed 10% profit. I think that new homes in areas where housing costs a great deal new planned cities would be financially attractive to live in. You would think that 10% above cost to build properties would create a huge demand, as you say, but a boom in construction and heavy competition among suppliers of building materials. Things might start out very limited in builds but accelerate rapidly due to demand. Who wouldn't want to live in a planned city like that. Older people might also be tempted to move from high demand areas to more community oriented ones in not so job competitive areas. Of course the real estate industry would probably hate the idea. Every sale would just amount to paying the original building cost and transferring title.
