1080p @ 144hz, or 1440p @ 60hz?

I'm contemplating purchasing a 27" 1440p monitor with a 60hz refresh rate, but I'm wondering if I'll have a better overall gaming experience with a 24" 1080p monitor @ 144hz. I would like to have the best of both worlds (27" 1440p @ 144hz), but I can't afford the extra $200-$250 with my budget. FYI, I'll be running an i5 7600K/GTX 1070 setup. Edit: my most played genres of graphically demanding games are sims (e.g. IL2 BoB) and RTS games (e.g. TW Shogun 2).

I must disclose that my qualification to opine on this question is merely that I've played every DooM game, and numerous times ! And what I survived long enough to to learn, from those years of Deathmatch, is that over 60 fps, you can own the game, and under 60, the game owns you. So refresh at that level or above is sine qua non.
The other thing, rather recently, is that there appears to be no general relativity between hz and fps. So I played Doom last year on a 60 Hz 27' monitor at well over 60 fps. IMHO it don't get much better than that unless you are on acid using three monitors.
As between size and resolution, its personal preference. But that trade-off is step # 2.

I'd have to vote for the 1440p @ 60hz.

Also, did anyone understand what the guy above me wrote?

Unfortunately G-Sync comes at a cost premium. Otherwise I would say 1440p60 with FreeSync without hesitation (unfortunately Nvidia doesn't support FreeSync). You could always go 1080p144 if you really want the high refresh rate. Then use DSR to scale games up to 1440p if you want to play at that resolution. Sure it's not going to look as good as native resolution but that option is also there. Personally, anything over 60 Hz is smooth enough for me so I probably would go with 1440p60 myself. However I will note the obvious, everyone has their own opinion and taste in the matter. I rather 1440p60 than 1080p144 meanwhile others would prefer the opposite. If you aren't playing fast paced area shooters and such then I personally don't see the reason behind going with extremely high refresh rates over having higher native screen resolution. Especially in an RTS, I would rather see more of the game world at one time due to a higher resolution than just cranking out high frame rates for a bit smoother experience. If your machine can handle 1440p60 that's the way I would go myself for the screen real estate.
