This is the third or fourth time I have been lied to by this office and maintenance. Are you planning on fixing my dryer sometime before the lease is up in 13 months?"

The office twit then went back to call maintenance and came back a minute later stating "Im glad you stopped in. They thought it had already been completed. Someone will be by in just a minute to get that taken care of."

So here I am. It's now 5:34 PM, and I know the front office closes at 6:00. I am willing to bet Adul's life that I will not see anyone coming by to resolve this.

No offense, but you get a LOT more flies with honey than you do with vinegar.

"I've tried my best to get this resolved, but I really need a dryer. You've been very accomodating so far. Can ya help me out here? There has to be an oncall person who can check things out."

You are now a "problem tenant".

did not give the letter to them. That would have been hand delivered at start of business in the morning had maintenance not showed up.

Did they replace the breaker with the same rated breaker? If not, I'd be quite worried. I've seen to many horror stories of homeowners and landlords alike solving the problem of improper wiring/breaker by simply replacing the breaker w/one rated for a higher amperage. Sure it may work for awhile, but running a higher load across the wire than it's rated for may result in a fire down the line.

Identical breaker. Twin pull 30 amp, same as what was in there before. Ran a couple water soaked towels thru just to be sure that the fix took, and it appears to be as it should have been 27 days ago when I moved in =)

I haven't lived in an apartment yet that has had proper wiring. Most of the outlets were ungrounded, and the landlord always did stupid things like putting two rooms on one 15 Amp circuit. I quickly learned not to try using the toaster and microwave at the same time, or using the dryer and air conditioner at once

While I respect that you are defending your tenant rights, you are a supernerd for #1 setting up a webcam on the dryer, and #2, writing out your complaint in lawyer-ese.

Dunno about the wiring in general, but being the anal person I am, i actually took a basic outlet tester to each and every outlet in this place the day I got the keys. Also traced each outlet back to the breaker panel and labelled the outlets. Overall, I'd say they did decent here. Microwave has it's own 20 amp breaker, bathroom has two for some reason, the livingroom outlets are on two 20 amp breakers, a double pull 30 for the dryer, 20amp for the washer, three 15 amp breakers for 'general lighting', and more amps than I know what to do with for the AC system... 335 amps total across 15 circuits, all in a 1 bedroom apartment.

In any case, I have renter's insurance and the building has sprinklers everywhere, so bring it on! =)

I've seen what you're talking about tho in past apartments. The last one was so bad that you couldn't run the vacuum and watch TV at the same time, even with the TV in the livingroom, and the vacuum two rooms over in the master bedroom. That one also turned out to be a bad breaker. So bad in fact that when they replaced it and I saw the old one, there was a charred wire coming out of it.

Agreed =) In my defense, however, the written complaint actually was written by a friend's mother who has worked for a few law firms over the years. Not that I wouldn't have googled away until I found a suitable looking letter, but this was suitable AND correct for the locality.

Do I get bonus points for the fact that the webcam was motion triggered, recorded video (including the 4 seconds of buffer prior to the actual motion being sensed), recorded audio as well, emailed a copy of the video to my blackberry, and uploaded stills every 3 seconds, along with full video clips when motion is sensed, to my web server in Dallas?

If flies are what you want, You get the most flies with sh1t.
And now that you've got all these flies, what in hell do you propose to do with them?

people say there's more than one way to skin a cat.
I want to know what they intend to do with all that cat fur.
And is it really necessary to skin it in all these different ways ??

Call up the local news station and see if they'll drop by. You might be able to get some action that way.

You probably could have learned how to replace the breaker yourself in half the time you spent configuring that monitoring setup.

I already know how to replace breakers, that wasn't the issue. I'm paying rent so that I don't have to deal with the headaches of home repairs. That's the management's job/financial responsibility, not mine.
