...Cali is the worst especially LA. Run down houses command like 300K if you can find one.:| My house has been appraised for more than 500K...if I sell it where will I go. Move up and get a cool 1 Mil house.

They're all over priced.

That's what I said when these same houses were selling for 500K. When will it end...the realtors are in a conspiracy to get more commissions. :laugh:

No my wife was very firm on we are not going to move. And she is right we have it made here. Especially with the 3 living rooms. Everyone has one to themselves and I have my office and several work shop areas. I have one upstairs, one in the basement, and one out in the garage. If I sold this house I wouldnt find what we have now and for that I am staying put till the kids get older and I kick them out. Then maybe I will sell the house.

I zoom out in map quest and see basically nothing. I'm too much of a big city boy to even think about doing something like that. About the only advantage to that purchase would be if you're going into hiding or you can find a tax advantage. I think there's some way (if you allocate enough hours) to call yourself a real estate expert (or something) and claim $5000 as a tax deduction on each property you own. So if you go out and buy a whole bunch of those cheapo properties you might be able to find a loophole to avoid paying any taxes. There might be some state restrictions though. You might not be able to deduct from another state's income for example. Granted you need a job and if you're going to live out there I doubt you'd have one. Just kidding, but seriously...that's the sticks....sounds like boring hell to me.

Now I simply don't understand how that price is possible though. At the cheapest it should cost you about $50 / sq ft just to build a low quality home and then you still have to pay for the land. That house must be made out of straw. If properties were that cheap out here in California I'd mortgage a new one each month.

The houses are worthless because there's absolutely no jobs in the area.

All the big city people that speculated buying homes in Merced, California didn't realise that and are now sitting on worthless overpriced trash with no buyers.

That might be true right now but I think a lot of people said the same thing about Stockton and other Valley/Bay Area cities that for the last couple of years have had some of the highest appreciation and growth rates in the nation. In time I'm sure even Merced will be fine. Look at shitholes like Compton...homes are around $400K now and it's actually a lot better. During the day that city isn't "that" bad. Give Compton 10 years and who knows what might happen. Places like Diamond Bar and Victorville, same thing.

Buying a home shouldn't be a short term investment anyways. That's why I didn't throw down on a house in Sacramento when everyone did. Turns out that probably was a good idea since Sacramento is about to implode on itself.

Well not to pick on Sac, but it's ranked as one of the worst appreciating cities in the country for the next two years. It's going to lose money. Las Vegas is dead last. Granted, cities like L.A., San Diego, and the surrounding areas are also slated to lose value, but I've been reading that Sacramento and Las Vegas are expected to do the worst in the nation.

The problem with all this is that I won't believe it until I see it. I'm hoping to take advantage of a dip in the market.

Now if you got into the market early then a dip in the market won't be the end of the world, but to buy right now and lose 10% wouldn't be that great. With home prices averaging over half a million that's a lot of money to lose.

I beg to differ sir and I have lived in a many of sh1t holes my childhood and adult life. I would in no way call where I am at a sh1t hole. Maybe a little out there in the country (but that streching it because most of what I need and decent stores and fast food is a 15 min drive which is no worse then Hammond) but by no means a sh1t hole. A def of a sh1t hole to me is where your always watching your back and your possesions because someone is always watching them as well.

I can leave my garage open all night with my tool chest and everything in it for all to see and it will still be there in the morning. I can go to the store leave my windows open and the keys in the ignition and when I come out my car is still there. I can wave back at someone driving down the road without fear they thought I flashed a gang sign and are doing a 180 to come back to shoot me. My kid goes to school and doesnt come back crying because a gang of kids jumped him. I can go out my front door and not see the local hooker with her sick ass floppies hanging out and her 6 kids screaming while they all play in the middle of the road. I also dont have to worry about the same person coming to my door begging me for money claiming it is needed to buy food for her kids when I know damn good its for her drug fix of the day. I can also leave my kids in the yard without fear someone will come and take them for thier sexual pleasure. I know of all this because it all has happend to me living in a REAL sh1t hole. ISo if looking at farm land behind me, people who wave at you all the time, neighbors being super friendly and not wasted all the time, some nice looking homes around me, and some horses across the street plotting thier gang attact on me is what you feel is a sh1t hole please tell me how that is?

OH and I been to Jackson several time and again I didnt feel that is a sh1t hole. I do think you need to go for a trip to LA, LV, NY, Chicago, Hammond, Gary IN, Lake of the Ozarks, Lee's summit MO, St Louis MO, Detroit, and many other towns and cities and see what a REAL sh1t hole looks like. Where I am at I call it happy joy relaxing fun time town.

For a different perspective you may want to take a look at housing prices in the Hartford/ New Haven CT area in the mid 80's to early 90's. Huge run up in prices then the bubble popped and alot of people were left with property that was worth less than their outstanding mortgage balance. In essence, if they wanted to sell at that point, not only didn't they get their money back, they had to supplement the buyers price with more money of their own to pay off the mortgage.

Not saying it's the same situation, just that it can and does happen....

Guys don't think that all of tennessee is this cheap. I live 23 miles from nashville and a 1400 square footer will cost you $150,000 plus.

There are areas that are even more expensive, such as Brentwood, which is about 10 miles from nashville.

Sir, some of us poor slobs live in San Jose, CA. That 1400 sqft house of yours can't be had for any less than 600k around here (if you look hard and find a fixer-upper.)

No doubt. I've seen it before in Los Angeles too. The house I grew up in sold for $600,000 in 1989. The market dropped and he sold in the $400K's a year or two later. Now that house is worth about $1,200,000. Crazy how that works.

What's happening now though is something else. People got all these crazy mortgages including variable ones that are now increasing and will surely push some people out of their homes. I know that my friends that bought homes did it by scraping every dime together and doing interest only loans hoping that their income would grow. They all did ok, but not everyone will. Some people have those loans where you can pick your payment. You can turn your loan upside down by not making big enough payments.

People define shitholes in different ways.

1. Cost of living/standard of living/taxes
2. Weather
3. Amount of bugs
4. Schools/Crime/Culture/Things to do

With all due respect you have a lot of misconceptions about the big city. A lot of what you're describing is pretty much limited to places like Compton, in a bad part of town, after dark, on a bad day. Hardly a good example of things that most people have to worry about.

The thing you have to worry about by living in the sticks is ignorance. In one post you've somehow managed to generalize about a lot of cities that you probably have never been to and never will travel to. As long as you're happy though that's all that matters.....

And I assume driving 30 minutes in traffic to do 5 miles is supposed to be better? Personnaly I like doing 30 minutes to do 25 miles and see rolling hills, farm animals, and nice homes then to sit in traffic smelling smog getting pissed at the person in front of me like I used to. WAY less stress on me. I havent been this happy of a person in a very long time. OH and lets not also forget cleaner air and I havent see as many stars in my life not haivng any city light to ruin the eye candy up there Oh and then the wild birds. Blue jays, Cardnials, doves, owls, several versions of woodpeckers, hawks to name a few my kids and I have had the pleasure of seeing out in our yard. Yeah county living sucks ass and NO one should ever have to put up with this much peace of mind and serenity ever.

I have 2200 square feet and that is your problem that you live in an over priced, over paid, over leftus state in which most people have to drive an hour to work just to afford housing. So why is living in the country like funboy stupid, when his is paid for?

It's worth mentioning again. TN has NO state income taxes. So if you are making $50K and paying 7% state income taxes that's about $300 per month extra in your pocket if you lived in TN.

Lets not forget our wonderfull 9.25% sales tax and the fact that TN makes a lot of companies that have no presence here charge sales tax.
