The one listed for $68.5K 2/2 on 2 acres on broad street in dyer is right down the way from me on my street.

OH and taxes. I pay $600 a year for my house and land here in dyer.

Looks like that house has been resold every year for past 3-4 years. Something must be really wrong with the house/area. In the past year, the value of the property decreased by 31%. Maybe they found an old toxic waste dump under the house?

My entire family is from TN. The Nashville arae to be exact.

Some still live there, but it's nothing like it was in the 80's and 90's.
Towards the end of the 90's things started going downhill. It had a lot to do with the goodoleboy system of governing.

To me TN is like FL, great place to visit but very hard to live in.

Its a state that has had some severe growing pains over the past 75 years. Most old TN people wanted the prosperity that comes with growth but not everything else, like mixed cultures and religions, and the change to the environment.

Its a great place to retire too.
They have no state income tax.
You are not required to carry automobile insurance.
and tax rates are among the cheapest in the country but that is changing. Much of TN infrastructure was paid for by the federal gov. but now that uncle sam is cutting back grants and spending to the states, they have to get the cash flow from other places. There is even talk of starting a income tax.

Illegal immigrants are also causing a lot of tension.
Nashville is known as little Mexico.


And the saying is " don't let the door hit ya, where the god lord split ya".

Interesting, Cemeteries are listed in two different areas of the, "All you'll ever want to know about Dyer", apparently, "death" is one of the industries.

The highest recorded temperature was 110°F in 1930.
The lowest recorded temperature was -23°F in 1951.

I'll bet few have ever seen it that brutal where they live, however, lots better than North Dakota!
The weather in Colorado is why the property values are so high here, not the Californicaters. (Although everybody hates them, right?)
When it gets down to ?23°F in Denver, you'll need a jacket to be comfortable outside.
When it get up to 100°F here, you may need to turn the evap. cooler higher than low.
(Incidently, my evap cooler keeps this 2400SQFT. house about 75 in the hottest part of the summer. - Costs about $9/month to run.)
I do miss the stars, though.

Parking spaces here in Chicago cost more than that house per year. Goes to show you how much the market can change based on location. Congrats on the home purchase, though, I'm glad you're happy.

Gotta love small rural towns in the open countryside. Last year my parents bought our townhome (first home nonetheless) in Oregon for 200K (3 bed/2 bath/1 garage) - could have built a NICE large home with acre(s) in Texas near a certain city of 114K pop for that cost. LOL @ the hefty mortgage

Given that for most of my short life (I'm a college freshman right now) my parents rented because we didn't make much $, I could see how this would be a great deal for parents with young children who want to be away from the stress and grime of urban areas.

I like the country and its quietness, but I'm a little too young for it yet I think

Maybe when I'm married and have kids

I've always wondered about cornering the market on housing in an area of depressed prices like this.

Get together with a bunch of friends and buy all available housing. If possible, start a couple of businesses, and watch your property values rise.

OTOH you could just buy a house in the Twin cities and watch it's value rise by 10%+ per year. The value of my house in Southwest Minneapolis tripled in under ten years! Rolled all the gains into a house on Lake Phalen just north of St. Paul. When St. Paul really takes off, my new place will be worth so much that I'll have to sell 'cause I won't be able to afford the property taxes.
With my millions made, I'll look for a place like Dyer, TN to settle down.

or maybe it's charmed and everyone that has lived there has found there circumstances so drastically improved that they looked for a bigger house.
Seriously though, in most states, if you were aware of a toxic waste dump under the house, you would be required to tell any potential buyers. (not sure if this is the case in TN though)

I was PM'd by a member that is intrested in the house for his brother who is living with him. If he gets back to me after contacting the realtor I will be driving down to it with the realtor to look at it and take pictures and give my ideas about the home and link to the pics as well if anyone else would like me to.

It's funny, someone mentions cheap housing, and every forum member from California comes in to gawk.

We can only dream of housing this cheap here. The cost of living may be high in California, but the majority of jobs pay enough to survive. You won't see me leaving one of the best places in North America for an affordable house.

There is nothing like poping corn or making some dogs down in the HT living room
When we moved in wife wanted a new one for the kitchen and I wasnt about to throw away my microwave so there she sits and gets used quite often.

And the computer room isnt as great at you think aside of the huge monitor I got on a super sale. The little computer is my son and I was working on it (that was my old one I have had for 3 years). That tower is over a year old and beat to hell (cant tell from the pics) and insides in nothing special. A x1800xt and a 3200 cpu. The desk is over 6 years old. On the other side is my work horse editing machine that I edit home movies with and put to music that people around here want done to thier old VHS tapes. Its nothing more then my old 22" 7 year old compaq and a old socket 754 rig I got dirt cheap at Chiefvalue. Most of what you see is all old or refurbished. Hell the Big tv is a refurb from overstock I got for $1k. I likes me a bargin

How are the people there in terms of open mindness? Don't take this wrong as some of you will. My girl and I listen to all types of music. Just wondering if the people there have been kicking around the same few blocks for most of their lives or not. What about jobs? Me, I work in the aerospace field and will be a supervisor here soon. My girl just finished her Masters in English Literature and Teaching. What would be the chances of the both of us making at least 50k a piece in your area?

I would say you may find something in Jackson, TN at that salary range. I work not to far from Dyer in Brownsville, TN (a small town that I will probably never live in or near) and make very good salary. I would like to find a job in Memphis close to my house, but can't find one making more than I make now. There are plenty of jobs in and around Memphis, but you wouldn't want to drive from Dyer to Memphis.

Housing in and around Memphis or Nashville isn't near as cheap as what he got in Dyer. I paid $167k for a 2000 sq ft house in a Memphis suburb. Other upscale areas would cost you double that. It is still good compared to the west coast real estate. I also just purchased 5 acres of land about 20 miles from Memphis for $45k. Plan to build there within the next two years. We are kinda in a holding pattern until our son is born in May.
