Weill considering you can see what homes are going for I would have to say no. This is more a come here to lesson your bills or buy a home outright for little money. I been trying to tell her to buy a house and do a reverse morgage with the government since she is of that age to do so but she is stubborn and refuses to listen and then bitches she doesnt have much money left over

Now granted you can pick up a good size home with a morgage of under $200 and rent for $300-$400 so that would be up to you if you would make enough to even bother with the renters bull sh1t.

No this was a thread to hopfully show people who are down and out like we were that there is a way to come out of the hole. Yes I may have gone over the top a few times but I want other people to see the hot deals down here that can save thier ass as it did ours.

I am very very happy things have turned around for you.

You know I care about you and your family, however I must say what you have found is more suited to a disability / retirement / fixed income situation than a start for a life that will take someone starting out through a prosperous life leading to a solid retirement. In the monthly budget you've outlined, your house is paid for. For most folks starting out, they will have to take on a mortgage, which will add to the budget at least by half. I am not comfortable with the idea that one can get the kind of job in that area that will make them prosperous and satisfied through a lifetime building equity and retirement savings, in fact it looks like the potential for loosing equity exists.

All that said, this is a perfect situation for you Jason and I for one am extremely happy you have found it.

I live in the Nashville area and will probably never leave. Everyone is generally nice to one another which is something I just can't say for a lot of the places I've visited.

I took the basic state hate crime stats and divided the state population by that number to try and get a better idea of how each states' statistics stacked up...

The excel data won't properly format here, so I'll just paste the basic number. What I find incredibly remarkable was that only 2 hate crimes were reported in Miss., and just 3 in Alabama. Obviously much more than that is occuring, but simply going unreported. Maybe someone has investigated this much more thoroughly in the past, I'm certain it must raise red flags.

In this list, a high number would be good (i.e. - only 1 hate crime for every ~150,000 residents in Wisconsin). Some states ranking poorly could certainly be anomalies related to their considerably low population (see: Vermont, Alaska) Anyway...here ya go...in the end, this probably doesn't make things any clearer! Sorry. Way to go New Jersey.

Hate crimes are ESPECIALLY bad out west in Arizona and New Mexico.... The problem is that the large open spaces have little law enforcement and things are hardly ever reported there. Many hate groups form out here because of this lack of enforcement, but it's ok though...because it's in the desert, it's a dry hate.

I have been directly considering a move from the Houston, TX area to somewhere like your territory. I am a consultant, so my location does not matter. I travel to my current job complete the project and then head home. I technically can do my job from anywhere in the US (within range of a decent air port).

I was contemplating moving outside of Nashville, or to Huntsville, AL (friends and family there), or to North Carolina. Really my wife and I are ready for a change of scenery. THis is a very interesting option to me. I could sell my $250K house here in Sugarland, and my college house in Austin and move with a nice little nest egg that could make a decent amount of interest in a CD ladder and an ING money market account.

Thanks for bringing this option up.

I truly appreciate it, and IMO this is a pretty hot deal.

I have family in TN... and would move out there if it wasn't for my job. Not that I couldn't get a similar job out there, but I'm kinda a lifer where I'm at.

But, I do live in the Bay Area, and pay $1550 rent, and w/ current housing costs would have to sell my soul to get into a "decent" house.

I can tell that our paths came close to crossing earlier in life. When you first mentioned Dyer I thought you meant Indiana, but then realized it was TN. I was born in Hammond, IN (St. Marg.) and spent my childhood in the SE corner of Chicago known as Hegewisch. My mother's home sold for something like $90,000 in late 2001 and had a backyard, 2 car garage, 3 bedrooms, full basement, etc. but only 1 bath. I thought that was cheap for easy access to a lively downtown only 30 minutes by South Shore train or car via the Dan Ryan.
I moved away lo-o-o-o-ng ago, but it was cheap by all standards in that area. I also found out that the zip there (60633) had the highest average age in the entire state, meaning all the kids were moving away and only the seniors were left.
I wish you well in your new locale.

Wow - those are some amazingly cheap houses. I saw one for $20K with 2.2 acres!

I grew up in SoCal, went to UCLA, and used to think that California was the best place on earth. My job moved me out to Denver, Colorado 10 years ago, and I've been there ever since. It really opened my eyes to live somewhere else, and see that life can be awesome outside of SoCal. I've done well, and can afford to move back to California (in a smaller house), but would probably need my wife to work full time, and would give up a great (and I mean great) Colorado lifestyle. No thanks. As a comparison, though, my house was $400K, and is 4500 square feet. When I have looked up jobs in California,
they do not pay any better, at least for my profession (X-ray Scientist, Scientific Programmer (Semiconductor Industry).

What about car maint? Car insurance?

Owning a house is expensive got to take some money out for painting and upkeep... Gas for the mower... ChainSaw, Weedeater...Etc...etc...

What about medical bills? And health insurance?

How about a clothing allowance?

Biggest bill I see you have is besides food and power/water util bills is Sat TV bill...

Hmmm, I guess getting a paycheck from a dissability would be nice since you wouldn't have to work at wall mart or drive 40 minutes each way to work... 1.5 hours round trip not to mention fuel cost and car cost. Better get a honda I guess.

I'd think twice about moving to a town like this. Unless you like working at gas stations and wall marts. I doubt I would fit in very well, and you would see a lot of very odd stuff if you didn't just have a paycheck comming in and had to go out and do a 40hour week job.

I looked at a small town like this and could not swallow the mental change.

I pay $600 a month for taxes here and my house is a modest 4 bedroom also.


Sometimes I just don't understand the offset in prices. Is there absolutley nothing to do in your town or what???

How much rent can you get from renting a place like that? By my calcultions anything more than $300 a month = win win for anyone who buys it. Your looking at a roughly 10% anual return and coupled with capital gains + rent increase = hard to beat for housing.
