buying a house at 19, opinions?

This is just an idea i'm currently tossing around, and we're still working out the details to see if it is actually viable. In the meantime i'd like to get some opinions and see if anybody with a little more life experience could chime in and offer us any advice.

My girlfriend and I were thinking of buying an investment home, The home currently is owned by her grandmother who is moving to ontario at the end of the summer. The place hasn't been appraised in about 10 years (its getting done in the next month). Going off other houses in the area i'm guessing that the house is worth 250,000. The grandmother is having one of her sons (who owns a contracting company in calgary) to do some renovations on the house, this could possibly raise the value to about 300k.

The benefit of this house is that it is directly across from the college down here. Because of this I can pretty much garuntee i'll be able to get renters. Average price of rent in the area is about 500 a month all inclusive. There is a small suite in the basement that the current owner has been renting out, she was telling us today that she literally has somebody knocking on her door every week asking if the suite is available for rent. It isn't even really that large, and it has a small window so it's pretty dark.

My plan was to buy the house, rent out the 4 bedrooms upstairs and share the small suite with my girlfriend. 4 bedrooms at 500$ a pop is 2 grand a month. Currently we pay 700$ a month between us for rent, so I would be putting that money into a fund to cover any unexpected expenses that come up (repairs on the house etc) and ultimately putting the money on the morgage if we don't have another need for it.

utilities come to about 300$ a month for the place, so realistically I should be able to afford up to 1500$ a month for morgage payments without having to pay anything out of my own pocket.

The grandmother is also willing to cosign with us on the morgage, so that might help our credibility a little bit.

the only problem I can forsee right now is that i'd require 100% financing on the house. I'm still going to have to meet up with a morgage broker to discuss my options. What I understand is that they usually go 80/20 with 20% of the loan going at a higher interest rate then the base 80%.

neither me or my girlfriend have much credit. I've got a credit card that i've had for about a year, I usually charge 50-200$ a month on it and pay it off in full every time. I've never had a missed or late payment and i've never paid any interest on it. I make about 2000$ a month working at a hotel and my girlfiriend makes 1200$ at the library.

I am 19, I want to purchase a house on 100% financing from my girlfriends grandmother. The house is directly across from the college, I have 4 rooms I can rent out for 500$ a month each. Renters are pretty much garunteed for 10 months out of the year.

The only probelm I see is when your GF dumps you, you will get hosed out of money/house/self respect.

If you can't afford the mortgage without rental income, I wouldn't go for it.

Then again, I'm rather cautious.

Edit: Not to mention the "girlfriend and I" part..

If your going to do it, make sure the contract stipulates exactly who gets what in case the two of you break up. I'd get a lawyer to draft it.

Do you know how much it costs to have a furnace replaced? Roof? I would have to say you do not have a large enough buffer for this to be a good idea.

dude, ur 19. you need to dump your gf and invest in things like boxes of condoms, fancy glass bongs, a fake id, and a keg-o-rator.

sorry I should fix this a little bit. I already discussed this with my girlfriend. The house and debt are in my name only, the exception being her grandmother who is cosigning for the loan with us.

I already have 2 bongs I don't need anymore. Especially since I rarely smoke pot since highschool. Drinking age is 19 in canada no need for a fake id!

zerocool how much would you reccomend for a buffer? The 700 a month that I was going to put away in lieu of my rent payment could just stay in an account for such an occasion, although that would mean that I'd need to make sure nothing went wrong for the first 10 months or so of owning the house.

and what happens when you break up??? Don't make a mistake that could ruin you financially for the rest of your life.

"100% financing" is a euphemism for "buying shit with money I don't have" which is a euphemism for "going into debt" which is a euphemism for "everything that made this country go economically wrong since the Reagan administration".

What's the advantage of having a house if you decide to just live in the tiny basement and make the rest of the house available to the tenants? Why not just stay in an apartment where you don't have to worry about strangers living in your house, if the money works out the same?

If you're looking for a way to earn more from your money, start popping money into a 401k and max that out. The time will come when you can start a family and get a house, but it doesn't seem that wise to me, personally, to do so in your situation.

I did the same thing as your talking when I was 20. (now about to turn 24) No girlfriend involved though.
Here's my deal
60k for house 10k in fix-ups
2500 sq ft - seven bedrooms about 12x11 each
rent $250/month per room all inclusive (no way you will get college kids to pay $500 for a room in your house, no matter how nice it is)
It is a nightmare dealing with all those roommates (so and so left dishes in the sink, your using all teh intarwebs, on and on and on)

Anyway, I gave up and rented the whole thing, much easier.

Your mortgage payment would be $1800/month not including insurance and taxes.
This is a bad idea.

edit: There is no way you will get a loan for 300k with 24k annual income, no matter who cosigns for you. If you really want to do this, G'ma will have to finance it for you herself.
