So looking for an apartment for this school year and I'm noticing a ton of 3-4 bedrooms for 800-1000$ near colleges ect, and the ones I'm looking at (1 bedrooms) in the 550-700 range. Is it possible to rent one of the 3-4 bedrooms, and than sublease the remaining rooms out for the duration of my lease? (Say rent the 4 bedroom @ 1000-1100 and sublease 3 rooms @ 400 a month)?

Yes, but they will probably charge you fees to sublease. You can do it under the table, but if something goes wrong, you won't have a lease to back you up.

You most likely will legally not be able to sublet the additional rooms for a profit. Just get roomates and split it.

im fairly sure they are called roommates...


and if you are going to sublet, make sure your lease accommodates it. talk to the management co that is renting out the place to see if they will let you do that.

It depends on the contract you sign for the place. The contract for my friends' and my house the last year of school explicity said that subleasing was not allowed. I think that was true for the house I was in before that, too.

Eventually with time, I have never had a roomate that I liked at the end of the lease, if they were still there at the end. No thanks, no more roomates for me.

Ah really? Hmm, I was never even considering it before so never checked specifically for that. Is there a reason?

because you get into a legal battle when things go wrong. Who do you go after, the person leasing or subleasing? Sure, you could just go to the person leasing, but there are probably so many cracks in rentals laws that the landlord would end up chasing the sub leasor as well when he only wants to go after the leasor.

Be up front with the landlord. If you already have roommates in mind, just all apply together and say you all want to live there. If not, ask if you can add roommates later, either subleasing or on the lease. That's what I've done. They always said yes, but needed a credit check, etc. on each roommate and had them added to the lease.

You probably can't do what you are trying to do. And if you can, you probably don't want to. Either get roommates or find another place.

Bullshit! Yep I said it. Bullshit. Out of the 5 apartments I have had, only 1 did not allow sublets.
This was all in college towns. Madison and Fort Collins. The only one that did not allow was the one time I lived off campus.

Roommates are those that sign the original lease, subleasing is when you write leases on others.

The problem is that in the first scenario everyone is responsible for 100% of the unit as well as ANY liens or encumbrances placed on it. A roommate walks the other 3 HAVE to pick up his slack.

When you sublease you can put the apartment in a problem where you take off and stop paying and they have no contract with the others or they damage things and they only have the leasee to go after.
