Seriously though, the MBTA is very easy compared to NYC's system. If you want to have access to a parking spot, live in Allston by Harvard Ave and get a parking permit for free from the city hall. Rent for a decent 1Bed with small office is ~1300$ (what I pay). B line from Harvard Ave to Pleasant st. takes you to the BU Gym. Go further and you pass by BU West, Central, East. Keep going, and you will be going into Boston and end up at Gov't Center. Google map says 64 Vat State Rd, Boston, MA 02215 is 1 block away from Kenmore Station. If you need to get from Allston/Brighton to Kenmore sq. in a jiffy, time your schedule so that it aligns with the 57 bus schedule and you will get there in half the time it takes the B-line.
From Harvard Ave to Kenmore takes 8 minutes by bus, 15 minutes by B-line. If street traffic is insane, obviously take the B-line and it will take 25 minutes in severe rush hour (be prepared to be in a train overflowing with other commuters). Rent for decent studio/1-bed all along Commonwealth up to Chestnut Hill is around the 1000-1400$ per month rate. I would suggest, if commute time is required to be as short as possible, to live within the first 4 stops of the C-line, or first 8 stops of the B-line. Rent does not decrease substaintally as you move further from BU campus. Rent only decreases as you move away from the MBTA system.
My flatmate used to have a car and he had no trouble pulling into a space right in front of the apartment 90% of the time. The other 10% he just parked a block away.
