Just wondering how you got to be debt free and what it's actually like. I don't count people with apartments as debt free so homeowners only please. I'm about to head down the boring road of just paying off debts instead of accumulating more. I don't have a need of having more income monthly I just would like to see what it's like to be debt free. Something to strive for. What kind of sacrifices were made? Is it like a weight lifted off your chest?

i've never owned a credit card or anything.

I do not see the purpose of being debt free. If our representatives in D.C. can amass a huge debt then so can I. And if they can go to the grave knowing they left a sizable debt then so can I.

Did you have kids through all that? I don't think many are willing to work crazy hours and miss out on their life, which is the whole point of all this (unless you don't like kids). Cutting expenses here and there while being "safe" at their job is as good as it gets for many.

Yes. I tried to make time if it was something important. My wife stayed at home so she handled the house while I concentrated on work and money. I don't feel like I missed much. My daughter is in middle school now so she's still young.

Positive net worth reporting in. I could pay off all of my debt I just don't see any reason to with interest rates basically near the inflation rate its pretty moot. I do like having more options. Having little debt is all about having options. Once you lock yourself down you had be pretty sure you have a solid plan to pay it back. And $100k on underwater basketweaving isn't a plan.

The difference is they can print more money to pay the huge debt. Do you have a printing press that prints money?

It's good to at least have a credit card. Just don't hold a balance on it. I use mine for everything but pay it off right away. Those "pay day advance" loan things jarr me out. That's what a CC is for. I got my first CC when I turned 18 so that I can pay for my web hosting without borrowing my mom's, and I've had a CC since then. Possibly why I was able to get my mortgage without a cosigner, too. I had some basic credit history.

Sometimes debt is good. Given the choice between a big mortgage at under 3% and using investments to pay off the mortgage, I'll take the mortgage.

Like many things (think: drug addiction, bad relationships) the key is not getting into debt in the first place.
But would you actually take out a mortgage on a house to use the money to invest?

I might consider it to invest in additional property. Never considered it before...

My parents tried something like that. Take 100k loan to invest the money. Was a financial advisor's idea, he said it was risk free. I was still living with them at the time and it sounded like a neat idea to me, almost did it myself but think I was too young at the time anyway.

My parents now owe 100 and something grand to the loan company.

Mommy paid for college. Always lived in the city with jobs near some form of transit -- even if it took 3 god damn hours a day -- so no car and I'm the "leave me the fuck alone" type. Am I a happy camper? Not really, but I don't want to be in tons of debt either.

Ya, borrowing's never risk free, unless you cash out, but even then some thief or a fire could screw you over. But no one gives a shit these days. Borrow 10 times your income to "invest" in real estate? It's no risk! Just ask Portugal, Ireland, U.S. of A., Hong Kong, Spain, and China. Check back with Canada and Australia in a few years.

The nice thing with mass transit is not having to personally deal with the traffic. If I lived down south I'd probably screw owning a car, and just rely on mass transit myself. Heck I don't even travel there by car, last time I went to Toronto area on my own I took the train, but that was before Porter was around, now I'd just fly. Took the bus once too, like a 12+ hour ride, but it's actually kinda nice, just sit back and relax (and hope to not get beheaded) and stuff.

You don't have to have zero debt, just don't be underwater in my opinion. There has to be a purpose to debt. So many people use debt for dumb shit.

I don't have one, but I wouldn't consider a mortgage to be all that much of a debt liability because there is always the actual house put up as collateral for the loan.

If you're in a bubble market like San Fran that is going to have a sustainability problem then yea its a liability to be in a 1970's 1500Sqft house for $1.4mil.

Between my wife and I were are about 550k in (graduate school debts are the largest component) and we are not yet homeowners. It's exhausting.

But hey, both of are credit scores are 820+... So one day it'll be awesome. One day.

It works great, until it doesn't.

I think that's going on hardcore in Canada and Australia -- people taking the equity out of their house (and ignore the fact that it's secured by the property and has an interest cost). Investing in a single asset class, likely in the same city so no geographical diversity either... Genius.

Debt sucks.

I used to have 50K of it after college. Kids these days rack up 200K+ which is mind-boggling(ly stupid).

I try not to ever go in debt... loans are something i always avoided. I believe you dont buy anything until you first save up the money for it (doing it this way saves a lot of money) but the cost is you dont have the newest things as they come out and you dont get what you want right away (which a lot of time is good because you find out you dont want it or by the time you have the money they have something better come out that you have the money for then) ... i even think of the expenses i will have and start saving for them. Thus - i have a itemized list - how long before i want each - and how much to save per month to get there.

Eventually - as you progress towards making more through education and/or pay raises and promotions you get to the point where you have extra which tou can apply toward saving for qhat you want quicker or on bonus unexpected side items like a trip to Ireland.

I do use credit cards - but only those that give you money back or rewards - i buy food and gas i would normally buy with them and pay them off at the end of the month... you pay no interest if you pay it off but still get the benefits of the cash back or what not - free money.

If it makes you feel better my sister and her husband are 1.085mil in the hole thereabouts. Between med school, pharmacy school, and a house from 2007 in bubbletopia suburbia that they refuse to sell at a loss so why not get a new $500k one built that actually suits their needs because who needs to retire at 95 anyway. amirite?

Their lifestyle would give me anxiety.

Funny timing on this thread, I just paid off my morgage this month!

Yea but so do west virginians in their $19k trailer and 1995 Dodge ram 1500 V8 power stroke turbo diesel. You make it sound like after 29.9 years of making payments you finally paid it off but it honestly seems more like a 15 year mortgage your parents helped you get and pay down while in school or something and then you got a job and finished it off. Wowee I bet the real challenge was keeping track of all the money transfers and using the $60 your mum gave you for "bananas" for booze instead.

Heh! I wish. (Actually I don't at all).

What my parents contributed to my finances was a good work ethic and a healthy distrust of debt. Which as it turns out is a lot more useful than being given money.
