Do townhouses suck?

Where I live, townhouses tend to be in the area where houses are...town houses are not 'in the city' really, and if they are, they cost more then a house.

Then it's going to depend on the city/town. Where I live a townhouse will range from $500k to $1m. A sf house will range from $600k to millions.

If you are reclusive, want space, privacy, room to roam, and don't mind yard work then they probably aren't for you.

If you want a reasonable starter home, something for a single person, or something that doesn't require a lot of upkeep then they are a good option if you are okay with the drawbacks of space, freedom, and privacy.

They are neither good nor bad, just another option between apartments and full on detached home.

Our townhouse that we bought is awesome. 2 story 3br/2.5bath (2300 sq/ft), 2 car garage in a walled subdivision with 600k+ houses. We have an end unit, the one shared wall is actually not shared like typical townhomes. THere's space inbetween our drywall, which flame retardant insulation, and then their drywall. High vaulted ceilings and yeah, we could have gotten a detached house, but not with all the high end appliances (jenn-air) and the build quality. Our towhome is 'themed' rustic whereas you can be a larger home with detached house, but it's whitewalls and no character to it (typical texas new development). No way you find a house like ours for the price with the build quality and design features and it being new and modern. YMMV, but a blanket statement that townhomes suck is wrong, you just have to find the right ones.

fyi, HOA is 175/month.

How is it a townhouse, and not have a shared wall?

Of course our condo has an association. A condo is cheaper then a townhouse out here, in a nicer location, and a better investment.

I am comparing a house to a townhouse.

vertical living with small or non-existent yards = townhouse. yes, most of them around here have party walls, but not all. particularly if a developer puts a few of them up on an odd-shaped lot, you may have one or two that are disconnected from the others.

mine is end unit so only one neighbor and she's never home. also was 100k cheaper than same size single family home. and lawn is a lot smaller so mowing takes like 5 minutes. i'm happy with it. my hoa is like $40mo.

That place must be new. Wait until things like driveways, siding, and shingles on the roof start falling apart... You'll be paying $250 a month in special assessments like most condo owners do in no time.

there is a lot of benefits of a townhome over a condo. Some even have private pools.

They don't work for my lifestyle though. They are popular in S. Florida...some are huge. We have large condos here too though.

We rent a townhouse in an apartment complex. Nicer than other apartments but a house is a definite someday. It has it's own entrance, basement etc, but yes shared walls with neighbors. However it's okay since I wouldn't want to have to try to sell a house here in the Detroit market when we make our escape in a couple years.

I rented a three level townhouse for almost 10 years out of college. It was so comfortable that I might still be there if it wasn't for the homebuyer's credit.

1) it was cheap and nice (and my rent was surely more than a mortgage+hoa)

2) no worries, no hassle, no yardwork etc etc etc. Just "set it and forget it". Responsiblity-free living is the shit for somebody like me.

3) loved the three level structure. I set up a PC station in the basement; it was pretty easy to "get away". My current house only has 2 levels.

I'm so busy now with my house I sometimes think "WTF did you do?!?!?!?"

I had a bunch of friends over to my new house this weekend. Just moved in last December. Started out as dinner and then we started drinking and playing cards and it got pretty loud, hehe. In my apartment the old witch downstairs would have been banging on my door and bitching to my land lord. Same deal with a town house. Here, we could have been ten times louder and no one would have been disturbed. It was nice!

I live in a townhome. No way we could have afforded a house at the time we bought in this neighborhood. HOA fees are pretty cheap. Unlike most condos, we've got a two car garage attached, a small yard and patio, and only one neighbor that we share a wall with (end unit).

We'll probably sell eventually to get a house, but it's a great intermediate between house and condo.
