CPU is not good enough, gpu is not good enough, not enough RAM. You've got yourself a workstation PC there, not a gaming PC. Nobody can suggest you a gaming rig for the budget you have. You need a budget of around $700-800 USD to get a half decent gaming PC. You can't even afford the bare minimum gaming GPU (IMO) which is the 7770 on your budget.
The games you're wanting to play are DEMANDING. Even a GTX 760 (a $230 card) chokes up a fair bit in those games. You have totally unrealistic expectations and will never achieve your goal of playing these games smoothly at 1080p.
You want to buy:
AMD FX 6300
Gigabyte 970AUD3P
2x4GB DDR3 1600Mhz
R9 270X/GTX 760
500W 80+ Bronze (or better) power supply
and then your choice of ODD/SSD/HDD.
Otherwise you will be highly disappointed.
