Ok, I'll say a few things since I'm from Kansas....

1) Being less than an hour from Salina, Hutchinson, and Wichita is pretty good. I'd sooner cut off a limb than live in Wichita, so out of town but not too far away isn't bad. Salina is growing at a pretty good clip.

2) $100,000 for a rural area buys a nice house, not a shack. The person making that comment must live on the coast where the prices are just insane. Here in KC, it's about $200,000 for a pretty nice home (by that, I mean a new build, nice size, good construction....don't like the quality of the $150,000 level which is where they start in the most expensive county of KC).

3) I've always lived in KS, and have never even SEEN a tornado. If tornados are a major fear for you, you need to get a life, because elevators, escalators, shark attacks, small dogs, and bugs must terrify you....

4) I wouldn't retire there...at that age, you want to be closer to hospital services.

I like the idea of federal tax breaks for homesteading. I Would almost consider this if I didn't fear the mighty tornado and the land was worth more than 8k. There is the whole job issue too...

Definitely true. There is a lot to be said about "country life". I kind of like my 2000+ sq ft home on 5 acres for <$150,000.

I lived in Overland Park, KS for 20 years and never saw a tornado either. I did see lot's of cool thunderstorms though.

You are retarded, or don't realize that the rest of the world isn't like the place you live in. For 100,000 in a rural area can build a pretty nice home. Remember, the lot is free.
By comparison, use realtor.com to search for lots in San Francisco. You'll find that the lots alone are around $300,000 for a .07 acre lot (egads! I'd want my backyard to be at least that much to give my dog a place to sh!t). Thus, that 100,000 home in Kansas is equal to a 400,000 home in San Fran. And, that doesn't even factor in differences in code. Unless I'm mistaken, code is a LOT more strict in San Fran (to the benefit of the trades unions) which inflates the cost of building a home there. Thus, the $100,000 Kansas home is really more like a $500,000 or more home in San Fran.

However, since you're from Milwaukee, I have no clue where you get the idea that $100,000 builds a "shack."
Therefore, retarded is the most likely of my above conclusions.

actually, DrPizza you can't even get a shack in San Francisco for $400k. median home price is ~$620k. But, then you live in a nice city, near the beach, good food, maybe a gay marriage chapel (hhaha) and not 30 mins from wichita.

This is sad that middle america is declining. It would be interesting to hear what that rutgers prof quoted in the article has to say on the subject.

Overland Park is a cool. It's in the 3rd place on the list of Best Places to live in Central region.

I'm enjoying my 1700 sq. ft. starter home on .5 acres for $118,000....and that is semi-urban (burbs of a town with 200,000 ppl).

Good deal if you you want to live in a rural area in Kansas. I used to do a lot of work in Overland Park, and my old company had a US base in KC, Kansas. Nice area, I would not live there, and be away from the sun/beach of Socal. But it is expensive to live hear in SoCal.

No Free land in Cali, so I guess it is a pretty good deal.
