Basically there are two things in life you don't want to be cheap on: Shoes and your bed. Spend as much as you can possibly afford. Finance it if you have to. For your guestroom get the Costco sealy beds. They have good prices and once a year they have an awesome sale on their already low prices on Sealy mattresses. If you're saavy and know how to read "bed ingredients" get the specs on the Cosco bed and pricematch/beat it to one of your local stores that sells something comparable. That way you can get free delivery.
You linked to a foam mattress. Be carefull. First of all they're not for everyone so try it out first. Second of all those foams are heat sensitive so they get very hot without a good top layer of fibers that breath. Even then they're not that good. If you've ever slept on one you'll know that it's like sleeping in quicksand when it gets hot and it's like sleeping on concrete when it's cold. Once it forms to you you're kind of stuck. If you try to roll over you'll fall back into your hole or have to wait for it to reform to the curves of your body. Tempurpedic is one of the bigger brands out there and I made a ton of money off disgruntled customers who came in to my store and wanted to buy a real bed after trying those foam ones out and returning them elsewhere. They have the highest return rate in the entire industry at just shy of 25% whereas your regular mattress is hovering around 3%.
If you're not quite sure and you don't get a chance to try one out, buy some memory foam pillows first. I have some and like them but only during the winter. During the rest of the year those pillows are too hot and I wake up.
Agreed, foam mattresses are not for everyone. However, they are awesome for some people. And regarding the heat/cold thing, if you don't heat or AC your bedroom, it will be an issue, but if the room temperature is fairly constant, it's fine. And, I've never had the "once it forms to you you're stuck" thing happen - I'd sure get rid of a mattress that did that.
It's the most wonderful thing I've ever slept on. I've had mine for several years, recently got one for my son, at the request of his physical therapist.
You're right about getting the best mattress you can - for me, it's a good memory foam combo.
