How much $ to change to hard-wood floor?

It's a potential home purchase, but currently has marble tiles & carpet.

Most of the marble is on the bottom level & carpet upstairs.


Any idea how much it would cost to replace all this with hardwood; staircase included?

What kind of hardwood? Taking-up the tile will be a pain in the ass and costly, if you don't do it yourself.

Live in the house for 6 months then see if you still care enough to change it out.

Oh crap man, brace yourself. It won't be cheap. Would you be able to sell off the marble tile? I've seen plenty of hardwood flooring that's $12+ per square foot, and that's just materials.

Lots of factors, not a simple question.

Nowadays lots of options exist for "hardwood flooring", from veneer/vinyl covered particle board (cheapest) to nail-down solid wood planks with subfloor and sanding/staining/urethane finish (most expensive).

Are you doing this yourself? Contractor? Budget? Area of the country?

From cheapest do it yourself to installed luxury floors prices could be $3 to $15+ a square foot.

why would you take out marble tiles???? I can see you replacing carpet with hardwood, but marble?

Unless you have a ton of money, this is the kind of change which many people utilize equity loans for and they do their research to find out if hardwood floors will increase the value or not. Of course, you need to live there for a little while to get that kind of loan assuming the house builds equity during that time.

I have my third contractor coming for my window replacement quote today. When I told the second guy the first guy's price, he didn't even take measurements before he said "there's no way I can beat that."

Yeah, the marble wasn't done too nicely. I heard that the really thorough contractors will put a credit card on the marble & slide it around making sure it doesn't catch anywhere. These tiles aren't perfectly even & the color looks real cheesy.

I'll most likely replace the carpet only. I'm kinda bracing myself for ~$30k. I hope it isn't more.

I'm from the Bay Area & I guess I'd go with whatever hardwood looks nicest. Probably mid level.

Considering the cost of this sort of change and what could potentially go wrong I would quadruple check the background of whoever I contract. Most likely, I would never even consider someone unless I got a recommendation from a trustworthy source. Having that sort of thing go wrong is scary.

I grew up there. You do not happen to be in a flood zone do you? If so, I would highly recommend you follow up on what your insurance will cover should the wood get warped from flood damage or if your roof gets blown off from a hurricane and the water kills the wood. Also double check and make sure they will cover the full cost of what you pay for the wood now as opposed to what they figure it is worth 5 years from now or whenever the damage takes place.

Bamboo and cork are other alternatives. Bamboo is harder than hardwood

Good advice. This house is in the East Bay along the shore. I believe the North Bay is where most of the flooding occurs. However, I am a little concerned that this house was built on reclaimed land, or is rumored to be. I'll have to find out for sure.

$25 to $30 a square foot for tearing the old marble out and replacing with 3/4" oak or similar.

The company I have coming today thinks they'll have the best quote out of the lot. I've been seeing their ads in the newspaper for a few years, so that's a good sign. Unfortunately, I don't know anyone who's had their windows replaced at all. But with as old as my windows are, it'll be nice to have ones that open
These ones have been here so long that they're just either swollen shut or house settling has got them to where they won't open (the house is over 100 years old, not sure on the windows but they have ropes for the counterweights).

No, they have weights for counterweights. There is a rope that ties the weights to the window

Windows were made with counterweights up until at least 2004. I am sure you can still get them if you really want them.
