you could name a whole host of things, location, neighborhood, convenience, school district, price, color, assessed value, taxes, how it faces the sun. all of those things.

me, i don't put how a house is furnished by someone else anywhere near the others. but the fact that people are buying houses in OUR neighborhood and of the same MODEL, but because i bought phase 1 i have a lower assessed value than most of the other houses in our neighborhood. lower assessed value means lower taxes.

so i really don't get what people see in the other houses. if it were me, i'd have bought this house before any of the other because of those reasons, assessed value is lower (lower taxes), priced competitively, competitively optioned (we got an island kitchen and a nice wood bannister vs the cheap metal one that was standard) and a hardwood floor. all expensive options. given all those factors, i woulda thought that our house woulda sold first, but strangely enough it hasn't.

i don't think it has anything to do with me because we are rarely home when the agent shows the house.

Buying a house takes lots of cash, not just to buy, but to furnish, drapes, etc. They may be looking at this as an additional expense they can do without.

very few people in our neighborhood have finished basements because of the tax implications. if we finish it before we sell, we have to get approval from the township and then we have to get our house reassessed. that's not in the best interest of potential buyers because their taxes would go up. they are much better off finishing it themselves and avoiding that issue all together.

The house MTG and I bought about 2 years ago I absolutely HATED when I first saw it.
Not that it isn't a good house. It has turned out to be a perfect fit for us.

Mainly I disliked it because the people had such bad taste and SO MUCH CLUTTER, to my mind the house A.) left a bad impression (in general), and B.) seemed smaller than the one we currently owned.

We looked at the house again after the people had moved to another state and taken all their crap with them, and was ASTOUNDED at how much better the house seemed to me.

And I can tell you from personal experience that the "baking brownies/cookies/apple pie" trick WORKS LIKE A CHAMP!

our house is almost bare. you can see about 70% of the floor on the first floor. the bedrooms have standard beds and dressers and i doubt furniture is an issue there because everyone sees a bed in the bedroom.

one example, my house has it's broad house facing south. Every room in my house has a window facing south, is that important?? well to me it is, but not apparently to some others. For me, being able to get sunlight in every room in my house almost all day long is VERY VERY important and it's worth a lot more than how someone else has furnished their own house, but apparently it doesn't work with these buyers.

I just don't get it.

Well, we can always use the arguement of, "it is their money and we cannot dictate how they are to spend it." We like to use this arguement a lot on my site. I do hope you are able to sell your house quickly because it sounds like a cool house with all those windows. I, too, love houses with a lot of sunlight in every room and all day long. It is very important for me.

Like Zakath15 said earlier, it gives the potential buyer a quick perception of "how a family furnishes a house can be an indicator of how well they cared for the house and the premises." Remember, perception can be reality. Of course, this point of view cannot be held true to all scenarios. Like if you live in the ghetto, well, no matter how well you furnish your home with plasma TVs or carbon fiber toilet covers, I'm sorry, it will not change the buyers perception they are living in a million dollar community. lol.

Honestly, be patient and soon, you will get a buyer. Hey, you may never know, they might not even try to talk you down on your asking price.

Yes, buyers are idiots. That's life. Most people buy a house based on their fantasy of what life might be like there rather than on reality.

Good luck. Sounds like you've got a fine place, someone will like it.

Ever seen an unfurnished model home? It probably shouldn't matter, but it does. A nicely-decorated home creates appeal, and appeal is what sells homes. And rarely is everything else equal -- lot geography, landscaping, and layout are hard to get equivalent, unless you're in some sort of planned community.

How many views a week do you get? Assuming your home is priced similarly to these other identical homes, you might want to rethink your realtor. See who's representing those houses that are sold.

Mrsskoorb would love your window scheme also but I've found it's very bad on computer/tv, such that I have to have the blinds closed all the time here since we get sun all day as well.

Oh okay, now I can imagine it.

Before I could understand that the first floor everything might be a walk-through to get into another room, but it didn't add up on the upstairs where you would have a hallway.
