western new york.

breakdown was something like this
deck 12-15
appliances (minus fridge) 5-6ish
in floor heating - i think was 10 ish
mr slim - 6
cupboards - 15 (home design place quoted us at 42 for the same quality) cheap ones were 28
counter - 8
doors 4 (2 each)
windows - i cant remember

rest was labor basically, and things like light fixtures, those lights over the island were annoyingly expesive as well as the edision filliment ones. may be a pick of that in the gallery.

also added the airlock and had to fix a bunch of elect issues they found. also fixing things like heders not being attached properly that support the 2nd floor, was nice to discover that when we tore eveything down

very nice update. the only thing i personally am not liking is the floor.

a lot of your appliances look similar to the appliances we have in our kitchen. but it may just be that stainless steel look.

ah okay. we got a samsung fridge and i think a samsung stove as well. but our stove has a long 5th burner in the middle of it that goes from the rear to where your buttons are.

our dishwasher is a bosch.

the kitchen at the house we bought is actually one of the things we loved about the house from the first time we walked into it.

I can't believe there was a ceiling fan in the kitchen above the island.

I don't think I've ever seen a ceiling fan in a home kitchen before. Seems so out of place.

ive seen a lot of them, it must have been popular in remodels in the 80s/90s

it actually worked well to move air around when it got hot in the summer. the house does not have central Air. We use window units in select rooms. the Mr Slim above the fridge can do heat and AC so that should handle the kitchen and dining room fine. I’m pretty sure they told us its prob enough for the entire first floor.

The house uses hot water baseboard. so retrofitting in a AC system would be a fing nightmare, it was originally set up for in floor radiant heating, but Tim Allen did that as well and yea ……

I second pur's comment about the floor. Why not keep those original hardwoords? The black and white (tile) looks like laminate flooring. Otherwise, looks badass sir.

well almost, its VCT, its basically indestructiable.

the wood would have had to have been replaced, it was reused from when the house was redone in the past and could not have been saved.

considered going with bamboo but it would not have worked with the infloor hearting - and this was kind of a big deal as the kitchen space sits over a 3 foot dead air space that is not part of the basement. again Tim Allen, it was basically only insulated by the foundation. not even any insulation betweei the floor joists. i added that years ago. also the orig radiant heatint system for the house had the pipes for the kitchen running in the cement that was 3 feet below the floor with the 3 feet of dead air inbetween /facepalm

kitchen floor was always freezing, and i had to add in a small elec baseboard in that space to keep the damn popes from freezing

also im simply not a fan of wood in the kitchen, it gets wet, swells, scrffs if you have stools and such and dents if you are a clumsy cook like me and drop things

Makes sense Certainly not a criticism - you know your house and habits better than I do. I'd be hesitant myself to have wood down in the kitchen - have tile in the current house and would prefer concrete or tile in the next one for the same reasons you mentioned. I like everything else though - well done my friend.

Looks fantastic.

We finished a complete kitchen reno in the last couple months too ... gutted the previous one completely and knocked out a wall going into our dining room. Kept fridge, stove and dishwasher.

Wife bought all the cabinets used for about $600. Sold our old crap for $500 -- still don't know how exactly.

New lighting, tile flooring, counter-tops, sink/faucet ... and we managed to keep it at about $12,500 overall, labor included (though we did a fair chunk ourselves). Still can't believe it didn't cost me more. I don't have any relevant pics with me at the moment, but it was a HUGE transformation.

People have already mentioned the floor, so... but for the love of god man, paint the trim white! That gray is awful. Otherwise, 1000% better than the farmer-Sally mess you had before.

When painting the cabinets did you use an airbrush, roller, or brush? From your pictures the cabinets look good with paint. Thinking of painting my cabinets in the future.

I love the counter tops fantastic choice. Also love the appliances very nice.

The floor not a fan of I like hardwood flooring but because of the floor heating I see why you went that way. Also Instead of the white on all the cabinets I would have stained them a golden oak with the doors and trim the same color. The floor would have be hardwood and stained the same color. I'm fan of stained wood.

Still it is a very nice update.

I'd hate to get rid of those floors in the before pics. :\

and while tile certainly sucks...what's with all the granite everywhere, in every kitchen these days?

GOOD NEWS, its not granite, its quartz, the reason you see it everywhere is because its a lot nicer vs tial and corian and its cheaper than soapstone and basalt

and the wood had to go as discussed above, it could not be saved, we even tore out the sub-floor and rebuilt it all
