I need some advice...

Me and a friend are going to be roommates soon, we were before a couple of years ago too. I found this really cool house and I already gave the deposit. My friend and I, I'll call him X, will be living there for 18 months.

Here is where I need some opinions: The owner is willing to sell the house, now or later. I nor my friend are able to buy for at least as long as the term of the lease.

X made a comment that he would buy the house, and jokingly interjected that I could pay him rent. Needless to say I didn't find it very amusing.

Here is my question...How can I tactically say to him that since I found the house, that I should be the first one to decide if the house was to be bought by one of us? I know this will cause a problem. One, he will be an ass and say whoever contacts the owner first and gets approved for a loan. That will cause problems as far as living together. Two, if it were the other way around, and X found the house, I would feel obligated NOT to contact the owner first. I am considerate like that. Am I being overly protective? This is a major deal in terms of friends and what they can and can't do, IMO. And also in terms of, we are talking about a house here, major deal...

I just think that since I found the house, I did the leg work to get in the lease (was not a great deal of work, but nevertheless), that I should be given precedence in the right to buy the house when the time comes. Now if I didn't qualify for the loan, then X could do whatever...

Does this make any sense?

Friendship will last alot longer then that house.

Dont do anything overly harsh, if he is a really good friend just talk to him about it. he will get over it if he gets mad.

Dont let material things destroy your freindship though, granted a house is a big deal.

In my opinion it's whoever has the money ready first. If you both have the money ready at roughly the same time, then it's your's to turn down...

I don't know, I can't imagine it would be that tough of a conversation, just get it over with the sooner the better.

Question for you though, would you rather your friend bought the house or the guy sell it to a total stranger, and in turn might not even rent the house to you?

That's not even a question until the lease is up...18 months. Because I don't think they can break the lease and sell to someone totally different. Not sure though, let's just say that the only buyers right now are Me and X...

Good friends are better than any material posession. I would gladly give up everything I have, as long as I got to stay with my girlfriend.

If something is available on the market, why does he need your permission to buy it?

What does it matter who you pay rent to?

Have the owner write in the lease that after 18 months YOU get the option to buy the house and that YOU have first right of refusal.

also, why did you call the guy "X" and not "john" or "scott" or "fernando" or "jesus" (for all our spanish readers)
