If you had 300-400k in cash what would you do?

There's a very slim chance that a real estate investment I made last year might yield into a nice payoff. I should know for sure within the next couple of months. I've made money in real estate before but nothing like this, so I'm concerned about doing the right thing. So just out of curiosity what would you guys do if you had roughly 400k in cash?

Short AMD. You should roll the investment over to another RE investment to avoid paying tax. 1031 exchange it.

3) Make a down payment on a house
4) Start a small trust for my niece and nephew
5) Invest what is left

$400K is nowhere near enough to retire on, but if you put it into index funds and leave it alone for 10 years then it will be.

For once I'm not worried about taxes, I have an insane amount of expenses that I plan on writing off.

Yeah, you arent gonna retire on 400k. I would

pay off student loans and put the rest away. It is nice to have a nestegg but it isnt enough to stop working.
