Inspection done. Zero moisture issues in the basement however it has a VERY complex sewer system so we are going to hire a plumber to line the whole system to check for any issues. Fireplace is a fire hazard due to duct work which is going to have to be fixed by the seller. Windows are old and going to need to be replaced. Otherwise everything is stellar: Roof, foundation, no mold, etc.

Radon drop is tomorrow, and pickup Wednesday.

I will need to call my lawyer tomorrow to get an extension for the sewer camera run.

wife and i are in the middle of our first home purchase and should be closing august 29th.

according to our realtor, there have been about 3 people who contacted him asking him the status of the house because they have people interested in it. it was getting extremely good feedback and a lot of attention during the open house weekend, which was only 2 days after it was on the market.

we put our offer in 4 days after the open house.

inspection went great and had no major problems at all and they agreed to fix some minor issues we asked for.

we're really excited, so i'm sure you are too!

Make sure you verify that the work was completed before you go to the closing.
It is very common for sellers to say they will fix something and they not do it, or do it half-assed by themselves.

I'm afraid of this. This is why I would try asking for a price reduction and do it yourself.

Our new lender is the bomb. 3.25 fixed, 4.1% APR, full GFE with all credits disclosed. They are picking up the paperwork from my work. Now that's awesome.

The seller is moving out of the house this weekend, so we already get the responsibility of watering the plants so they don't die.

She seems like a very nice lady and seems to be happy to sell it to us (relayed from my realtor).
