sweet house. you need to post a pic of the exterior though. house prices are crazy in NJ. Wont be able to afford anything bigger than a townhouse unless if i get a 100K bump in salary in the next few years

Not getting too specific, but in general, where is it located? I live in Acworth and my wife and I were looking at homes that were very similar to yours. Of course around here you cant swing a dead cat without hitting a new subdivision, with just about everything looking the same. Very nice looking interior, though. Good luck with it!

We started out with the intention of buying land and building, but it became very obvious that we weren't going to find what we wanted.

Anyway, we found a house that's perfect for us, and we signed the contracts today. Should close in about 2 weeks. We're both very excited, so I thought I'd express myself on ATOT.

Not a lot of pictures, sorry:

From the main foyer

There are built-in cabinets next to the fireplace now, but that was just recently added as part of the contract.

Formal dining

View of kitchen area from the living area

Bad picture of master bathroom from the master bedroom. It has the usual things: Dual vanity, walk-in shower, jacuzzi tub, etc.

That's it. Just wanted to share.

Looks very very nice!

Congrats!

It's in Alpharetta basically. Spent 6 months looking inside the Atlanta perimeter, but no luck. I'm going to really miss the character of midtown and perimeter life, but what can you do?

We looked at a few places in Acworth. They're building some really nice homes around there.

Is that on/near a beach at least?

A nice 1700sf condo in Atlanta will run you ~$450k, so not a lot less than Cali. Many of the nicer ones are $600k+. A lot of money for not a lot of space, imo.

Good luck on your purchase!

Nope about 20 miles inland. I am even not electing to get any extras because that can kick the price up another 100k. But they will be brand-new and in a gated community. But it?s only a matter of time till I want a home probably. You got a good find.

Alpharetta is a nice area. Lot of tech companies in the area. I do lot of work in the Alpharetta area and my sister lives there. I live next door in Roswell, within walking distance to historic buildings and shops.

Rogo

I helped by writing the checks I've to be more involved with the work, but to be honest I'm not very proficient and don't have the extra time. I'll be doing some small projects around the house though.

I have a few, but it's placed rather prominently on a lot, so it might actually be recognizable to ATOTers in the area. I'm paranoid

That said, it's not that big. It's just a really open floor plan. Georgia doesn't quote square footage (or so they say), but it's probably ~3500sf or so. Not small, but not too big for a small family.
fulton county keeps records of sq footage. that house is definately on the north side of town and likely east so its not in fulton unless its alpharetta.

*just read it is near alpaharetta. if it is fulton then i am sure you are familiar with this site

Actually, no, I haven't seen that site. I was having the realtor pull reports, but I did just find out that it's appraised for a lot more than I paid. We determined that primarily through comps though.

The square footage is accurate. I honestly just guessed at 3500, but that's what it is. I guess I've been looking at too many houses lately.

Link appreciated!

good for you. in my neighborhood houses usually sell for around 10% to 25% more then what the county appraises them (but i live in the SWATs...ie hood for those not in atl)

Yeah, I looked at some of the neighboring houses and noticed that many were 20%+ over the appraised value. On one hand I think I got a great deal, but on the other I'm thinking I'll have a 20% increase in property value and suffer the consequences of Fulton taxes.

I will all balance out in the end I guess.
