Land in front of my house is being turned into a Home Depot

There is a large piece of land across the street from my house. It's a somewhat famous ranch, where they raised and rented movie horses & cows. Now, it's been sold and they want to turn that land into a Home Depot, two story Target + a bunch of smaller stores. The front of the strip mall would be on the other side of the property, leaving the loading docs, etc. facing our street.

What kind of a hit can I expect to take on my property values and is there anything that I can do about this? The developers are having a town meeting tonight to get input from the property owners in the area.

Looks like it's time to start looking for a new house. :|


Update:
We had our second community meeting last night. I found out some interesting facts.
Only 6 people showed up to the first one, because nobody knew about it. Very few people received notifications and the notifications themselves, were were vague about the date, time and location of the meetings. Last night, we had and auditorium full of angry home owners (thanks to a few people who took it upon themselves to spread the word).

There was a city council meeting to talk about this development last night as well. It was scheduled at the exact same time as the environmental impact community meeting, but on the opposite side of town. Hmmm how convenient.

Walmart purchased one of the properties two years ago, knowing that it was classified as residential property.

The school across the street from that property is now getting a new auditorium thanks to a donation by..... Walmart.

Our local water district has been pressuring everyone to cut down water usage and has also threatened to increase rates because there is such a water shortage. Two days ago, they approved the water grants for the retail centers - A Walmart w/ garden center, A Home Depot w/ garden center and a target, plus over 20 other stores and restaurants.

I need to find out who will be making the final approval and get the town to start a letter writing campaign. I have a feeling, though, that this will be an excercise in futility.

Edit: I forgot to mention, I also found out that the City of Lancaster annexed the land directly in front of me, and the land caddy corner to it, where they plan to put up the Super Walmart. (I live in the town of Quartz Hill). This makes things even more confusing.

Two story Target??? Didn't know those existed.

As for what can you do? Well, for starters talk to a lawyer I suppose. Doubt there's much you can do, but find someone that knows your local laws (and all of the loopholes).

I was thinking that your property value would go up, not down, until I read that the stores would be facing away from you. That is, you're not on the main road, and you're apparently not on a road that would be desirable to businesses. Perhaps if the area grows more your property might become desirable to businesses.

Not sure why you would look for a new house over this? Sounds like the damage is already done. Anyone who would buy your house will know about the Home Depot. If the sight of the Home Depot bothers you so much, put some trees up. Or ask them to put trees up at this meeting (the fact that they're having it sounds to me like they don't want to piss you off, so they might be willing). But really, how often do you look out your front windows?

Two story Targets have a special escalator for the shopping carts. They're cool.

Go to the meeting. Learn about the truck traffic and object if applicable. Make sure that the semis aren't waking you up at all hours. Scream loud enough and get enough neighbors involved and you can get concessions. Dunno if you can do anything to stop the mall itself.

Go to the zoning board and file a complaint if you don;t want it. Talk to your neighbors and see if they will either come or sign a notice as well.

Doubt that theres much that you can do. I honestly have no clue if it'll knock your value up or down.

yes those cool escalators with the cart lane we have a two story target here too

If the place is covered and decorated with trees to block noise and light, then it should not affect your property values much. Actually in the town where I live, there are some really nice neighborhoods that are being built behind Sam's, Walmart, and Target...and people are buying them for the convenience of access to shops easily. I know a lot of retirees are scooping them up because they can drive 2 minutes and take care of all their shopping.

May not be such a bad thing.

I'd look for other people who have faced this before and see what they did, how they were affected, and what concessions they could get out of the companies.

I would think that the Home Depot and all the stores would bring your property value up, not down. It's not exactly like it's a strip joint, and many people do like to be close to large stores.

they are very cool, downtown MPLS Target has a two story with one of these..HUGE!

I would guess that the property is zoned farm, and not zoned for commercial use. They'd need to get the zoning changed in order to use the property the way they are proposing. If your side of the street is zoned residential, then make a big stink about it. Personally, I wouldn't care if my house was going to go up or down in value - I like living here. I would fight tooth and nail to prevent a shopping strip from opening up across the street from my house. The traffic alone would destroy the character of the neighborhood.

I live in a very quiet neighborhood. The undeveloped lot in front of me allowed for a very nice view of the mountains in the distance. Very beautiful sunsets, etc.
I wouldn't mind if they were putting up new homes, as they have been all over the area here. The thought of hearing all the trucks unloading in the morning, plus the added traffic and noise is going to ruin the rural atmosphere that we have.

I had never heard of a two story Target either. I also forgot to mention that the same developers are looking to put up a Super Walmart on the corner opposite from the HD entrance.

All this development will be in the immediate vicinity of a High School, a Middle School and a park.

I'm going to fight it as much as I can, but I'm so tired of California, that I don't know how much fight I have left in me. I really do like the town I live in, though.

Well you're going to have unlimited access to cheap labor. And as someone who lives very close to a 2 story target, it does have its benefits. Just for last minute presents it's a life saver.

People like GOING to large stores. I would absolutely loathe living next to one. Not to mention facing the loading docks where you get the pure joy of listening to delivery trucks coming and going at ungodly hours.

I would move ASAP. If some maroon wants to pay more to live next to Home Depot, so much the better.

I don't see why it would go up.
Last I checked, large open estates with tons of natural foliage were more desirable (hence worth more) than yards facing a super-loading dock. His property would/may go up in time if the general area itself now becomes a series of strip malls and super-stores (and gets rezoned from farm to commercial in the process). Then he'll be getting offers from Lowes and Super-Walmart to compete with the (once new) Target and Home Depot.

Regardless, I'd be PO'ed if I were him. Sadly even if he goes and compalins its not going to stop the development. Maybe it will get the HD/Target/whatever to put some natural barrier such aa s trees etc to help relive his view and noise, but his city/town will make too much money off the sale and taxes of the land to not let the commercialization begin.

Sorry OP... just another big business ruining what I assume is beautiful farm/nature land.

it would go up because other businesses tend to want to congregate around major stores like this. which is what you've said, but i wanted to explain why i said it.
