Landlord woes

My landlord, constantly comes over drunk, yelling and spewing profanities because we don't mow the lawn. Last night he was worse than normal, he came over while I had company and started mowing the lawn. Usually when he does this I go stop him and do it myself, however I had company over and I had just mowed it on Sunday afternoon. We live out in the country, I mow the grass once a week, he does his two(On some rare occasions three times a week). I don't have time for that, I work more than full time trying to make ends meet right now, I'm a quiet, I pay my rent on time, and I'm always respectful. This guy just gets drunk and thinks he can walk next door and harass me. He told the neighbors on the other side of us that I complain about their sons parties, and he told me they keep complaining about the boat, turns out they are fine with the boat and I really don't care at all that their son has his friends over to play basketball at nine or ten at night.

Also, he enters our house with no forewarning, I'm certain this is illegal in the state of WI. He told me I could store my dads boat here, less than two months later and he is screaming and spewing korbel fumes in face face over it, he told me I could keep it here 90 days, now he is threatening to evict me for it. (Along with the grass not being cut)

I would love to move out, but money is short right now, and he says I'm not getting my security deposit back because he has had to mow the lawn so many times. Without getting my deposit back I wont have enough to cover a deposit and first months rent on a new place. I signed no lease or rental agreement, only an application, and we verbally agreed I would stay for 12 months.


What, if any options do I have? I have decide I am going to record him from now on, but then what? Can I get a restraining order on him so I can have 30(preferably 60) days where he cant harrass me or collect rent? That would give me enough time to just move, and thats all I really want to do.

call the cops on him. not that they will do anything but i would call them when he comes over drunk

Without a lease agreement I don't know how much you have on your side.

Probably quite a bit.
Atleast in VT, leases play a minor role, if you simple exchange money in a renting situation, you are under all vt tennet laws, its a non-contractual lease agreement, and the laws are strict and considered binding.

There's a good chance he can't keep the deposit. he's probably just trying to rip you off. You could squat for a bit while you save money. Its really really really hard to kick someone out of an apt. even with a lease, there's laws against putting people on the streets. At least here in VT there is.

no lease = no obligation. scrap together the money to move and leave.

That's what I'm trying to do, I borrowed a pen recorder my sister used for school, and I'm just going to try and record the conversations. At least then I can take him to court for the deposit, but I know that will take awhile to get.

Without a lease agreement I don't know how much you have on your side.

no lease=month to month (in most places)

he just has to give 30 day notice and leave. Also just because he does not have a written lease does not mean he gives up his rigths to privacy. or allows the landlord to come over drunk.

No lease, save up 2 months rent and then just leave. Don't pay him. One month of rent hopefully covers your security deposit.

Get him arrested a couple of times just for the satisfaction. Also, obviously, move.

I agree. Just don't pay him rent. If he's gonna try to use the whole "no signed lease" thing to his advantage, so can you.

Regarding him coming over when he's drunk and causing a scene: my heart says "punch him in the face", but my brain says "call the cops".

My brain says to file a complaint with your local city/county

I figure if it's a verbal agreement, it's just he said she said type of deal. As far as you know, the verbal agreement included the last two months rent free.

I'd probably just not pay the last month's rent and leave abruptly. I don't see anyway to salvage the situation because he's batshit insane.

You can file complaints and whatnot, but what are you going to win? The right to keep living in this nightmare?

Well apparently there are no signed documents governing his lease at all. So anyone can say anything about it and there is no proof, so I don't see how any court could really decide anything.

The more plausible lie might be that the first month was free and that he was paying in advance all along. I've actually seen places offer that.

And what the fuck is with some people and their lawns anyway? Is that particular mental disorder only common in the USA?

FDF12389 you should just give your 30 day notice and leave. No lease = no obligation. Honestly I wouldn't expect to get your deposit back though.

This guy has an extreme case of lawn OCD, somehow a single beer bottle got on his lawn(probably threw out of a car or something), he came pounding on the door as 5 AM screaming at us for it, even though it wasn't from us.

Since you don't have a lease agreement with him... Find a new place, move out quietly, and the day before he expects rent tell him to F' off and that you've moved. If he talks about suing or something like that, tell him that you told him but he must have been drunk... Now develop a history of this irresponsibility by...

How is he coming over drunk? Walking, driving? Call the cops each time he does. Not trying to be a dick but he may seriously injure someone else.

Have him locked up. Coming into your house is B&E plain and simple. I have locked up several landlords in the past for the same thing. While you are renting he absolutely no right to come into your house without advanced notice. Have him locked up or move out.
