Lease question: Is it normal for landlord to get a credit report?

What do you guys think?

Someone who wanted to sublease my room backed out when she found out our landlord wanted to do a full credit check on her, and says it is not normal.

She is a law student, so I dont think she is hiding a bad credit history, she just claims it is not acceptable to have to give her private information.

Your Thoughts?

Thats all included as the whole background check I believe. But I could be wrong.

I do it for all of my tenants...

It's very normal

If I were a landlord, I sure the hell would get a report. They manage risk and that means renting to people who have a proven history of paying their bills.

Your friend is a tard. If someone wanted her personal information, they probably already have it. Get her a tinfoil hat as a housewarming gift when she moves into her new place.

It's beyond normal. It's standard operating procedure. Even the slumlords pull credit these days, while it's not uncommon for some places to require a background screening.

My thoughts are that she's hiding a poor credit history, and thought she'd sneak in under radar with a sublease.

<-----------------present law student: tell her to take a class in real estate finance. It is absolutely 100% normal, though not all landlords require it.

Of course it is normal practice for a landlord to run a credit check.

If and when I spend tens/hundreds of thousands of dollars on a rental propertly, I am not going to let some jack off law student nest his dirty uncaring ass inside until I can at least get an assurance he's good for the rent money...

Naturally, as others have said, it is a normal procedure for a landlord to run a credit report on a prospective tenant. And not always just for a lease, sometimes for month-to-month rentals as well. It makes sense - they're looking to reduce their risk. If you have bad credit, the chance that you will default on your lease / not make your payments greatly increases.

Credit is usually directly related to if you will pay on time and properly.

There was a couple living here that didn't understand how being 3 months in arrears yet still paying 1/2 rent every 2-3 weeks was a problem. Their analogy was our landlord was still getting some money 'all the time' and it's not like he needs it anyway

They finally got evicted. They went door to door prior to it preaching how they were getting thrown on the street for being latinos.

If I was a landlord, which I am considering; I would forego a credit report if they can provide outstanding rental references. To me that's > than a credit report.

Anyway being a law student has no bearing on one's creditworthyness, if anything I knew more students not paying bills properly as graduates than undergrads where free money and time to work was easier.

most mom and pop just look at you and decide from there. That single guy with one property running credit is the minority.

I have terrible credit and a great rental history which is basically how I got two apartments. Of course I'm up front with my credit issues and they are lingering problems from years ago with no new issues. In any case everywhere I looked at or have applied has run credit and it is a case where it makes perfect sense. In one case it wasn't at all an issue and in the other I will be paying a security deposit as opposed to the current no deposit deal they have going.
