Why would you even mention 4k sf and a 2-3 car garage? If such piddly sizes enter your head at all, you are poor, beneath contempt, and deserve to be a homeless bum who'll suck a dick for crack.

Should I have instead said 7K SF and a 5 car attached garage? Not everyone can afford a McMansion

So much hate.

Money is not really an issue

Now I KNOW you're a troll. I raised a very legitimate point (that large houses have insane utility bills) and you decide I'm being "hateful."

Trollercoaster.

Trollercoaster.

A high efficiency 4K house can spend less on utilities than a low efficiency 1.6K house.

Long story short, I'm looking to buy a house.

How big of a house should I get for this type of economy? I prefer a 2-3 car garage and at least 4K+ square feet of living space since anything smaller and I feel claustrophobic. I live alone but like to throw parties pretty often.

What kind of exterior do you all recommend? I'm thinking brick since anything else looks pretty cheap and unkempt.

Minor detail is that I'm in debt around 20K so do I need a special type of loan for a situation like this?

Not sure if you're trolling, but I'll give you an honest response, since I'm right in the middle of buying a house myself.

1) Where you do you live? 4K sq ft is going to vary widely in price depending on the locale. In socal, 4K will easily cost you over $1M+, while you probably can find that kind of space in Texas for half that or less.

2) Again, depends on where you live. You don't want to live in a brick bunker in an earthquake zone. But you don't want a stucco house in a humid environment, either. If you have lots of money (which everyone on ATOT does), you could consider a glass/steel construction.

3) Being in debt is not a minor detail. The mortgage lender is going to want to know why you're in debt and how you intend to pay the mortgage while you still owe someone else. Again, if you have lots of money, why not pay off the debt. Also, how much do you intend to put down? Getting a 0-down loan in this economy is difficult, at best.

If money is not an issue, why are you even asking? Just pick out anything in the over $3,000,000 range. You're not likely to be disappointed.

I fail to see the logic here. People ask for advice on things such as what booze for a party, how to cook salmon, or how big is considered bulk. These things cost very little.

Does anyone know of any large malls that have closed? I'm thinking of turning one into my next house. The JCPenny's should be big enough for my guest bedroom. Bonus if it had a Sears attached so I can use the autoshop garage to park my Bently and Veyron.

I need the rest of the room for my large ego and large co.k.

$20k in debt but you sound awesome enough you probably pull mid 6's so I'm thinking cash out some of your stocks, put maybe 30% down on a $2M starter home. I also feel claustrophobic in a small house although for me I don't do less than 6500 square feet and only then it has to be open concept. There are a lot of haters on AT and in this thread in particular, but haters always gonna hate. Real winners like us like to sex the ladies in our crib and throw fvcking ridiculous parties so we need a large space. Make sure you have the house on the ocean so that when you kill the strippers at your parties you can float them out to sea on a burning ship like the vikings used to do.

If you have the kind of cash to buy a 4k sqft house you should be smarter than asking on the internet for what to look for.
