Some places allow people to break leases within the 1st month without penalty. Not the property owners but the local jurisdictions. Maybe you have a chance there?
maybe, but that would likely only apply when there is a problem regarding the property--so the leasor breaking an agreement or contract (due to property issues or whatever) with the leasee.
I wholly doubt that any local jurisdiction is going to sympathize with a renter that is merely raging about the exact same issues roommates invariably have with one another.

Either pay the fee and break the least, or sublet, or buy ear plugs and ride the year out.

I lived with her temporarily before and she never brought anyone over so I thought she would be a low hassle roommate. We decided to get a 2 bedroom and she constantly has friends over. On top of that, she recently met a guy and brings him over to spend the night where the walls are thin. I'm so angry that I signed a 1 year lease to live with her. We are in our first month. What can I do here? Set rules or move out?

I'd play jealousy card. Bring over some female, even a platonic friend. See how it works for her
