This may be in store only. I bought one at Westmont IL store. Was in Microcenter ad paper for 199.99 and I had $30 store credit so I grabbed it. They had about 10 in the case. Looked like a fine deal to me.

Nope, no fan included, just the processor with a 3 year warranty; picked one up yesterday

This is an incredible deal at this price for the performance. Have been thinking about building a new system for the last few months and this pushed me over the line. Just picked up one of the last few. Doesn't come with a cooling fan but you should be able to get a decent one for around $25-30.
