Moving to a different city

You've got to find a job, pick out a house, sell your current house, and move all your junk. The former and latter pose less of a problem than the middle two. What's the typical timeline for this? Both selling and buying a house is a huge process, and I don't know how you could effectively do both at the same time, as each requires 100% of your attention (in my opinion. Maybe some people are just smarter/more able to handle this kind of thing than I).

I did it a few years ago. It's very difficult. I was lucky to be able to keep my job and move to the new city which helped because my income never stopped. The best way to do it if you can't transfer or have a new job lined up is to save up enough $$$ that you can move and not work for two months. Things don't always go according to plan.

Interesting. Managing this after graduation is going to be tough; having negative monies and everything.

The hardest part for us was that when you go to buy the new home, if you don't have a written offer for your current one, you have to get qualified for payments on BOTH homes.

The best thing I can suggest is to get VERY competent realtors on both sides of the deal. Moreso on the selling side though so that it sells quickly and they do a lot of the showing, hounding and paperwork for you.

On the buying end make sure your realtor knows exactly what you want so they can do the legwork for you searching out properties. What I did was look up a number of potential homes, sent it over to the realtor in the buying city and had her do some walkthroughs and take pictures for me. Then I'd decide if they were "true" lookers and put it on a showing list when I went over to the new city.

I've had to do it twice in the last 5 years and I don't envy you in the least bit. It is incredibly stressful.

Edit - I wouldn't even consider moving unless you had a job first.

If you're single and don't have too much crap, you could always rent a place for a year or so while looking for a place to buy.
