As others have said who have weighed in, it does depend on the state. You're probably considered a "tenant at will' under the laws of the state that you reside in. (Might want to look that up on your state's online law site). Most allow something like 10-60 days notice. And it's extremely unlikely that he can get increased rent from you if you tell him you're moving out now.

I'm curious if the renter of the house, not the OP, has the authority to sublease rooms out. Most leases prohibit such activity without express approval.

Yup. The OP could return the favor and call the land owner.

i also said d the land lord doesnt care if he subleases.

I kinda want to know what the landlord was thinking by charging extra rent for the gf staying over, while also taking away the garage because he "didn't use it". double-u-tee-eff, mate?

well thanks for the help, im going to give him a 30 day notice and pay my current rent and move out. im tired of dealing with this guy.

cali state laws requires a 30 day notice since im on a verbal month to month basis. also he cant raise the rent more then 10% without a 60 day notice and under 10% wijhtout 30 day notice.

Yeah, since you're month-to-month, that's about your only option. Kahleeforneeya law prevents him from pulling the kind of shit he's trying, but your only recourse is to move out with 30 day notice...and he can't charge you more during that time.

Did you pay a deposit? If so, expect to not get it back. You should document any condition issues when you move in and take photos when you move out. You may have to fight to get any of your deposit back from the douchenozzle.
