Folks moving across the country to San Ramon area of Norcal.

So far, mom's a little disappointed in places available for reasonable price. (circa $400K)

Any suggestions for the area???

I'm thinkin' no on the west due to the "Oakland" factor?

(Sis-in-law lived in Oakland for a while and suggested I never live in Oakland so long as I have breath.)

Oakland encompasses a huge range of neighborhoods, from the ones you probably shouldn't drive through in daylight to some really nice areas. Don't buy into the reputation it has among those not from Norcal.

I live about 50 miles east of San Ramon. Home prices are much cheaper...but the area definitely has its down sides...

Right now, $400K would buy a NICE house...

BUT, it's still Modesto...and the Central Valley. Hot as hell in the summer, foggy as hell in the winter, moderate crime rate, (we were #1 in stolen cars for several years in a row) high illegal immigrant population, wide variety of immigrant populations, not much in the way of "culture" or high-end shopping. Piss-poor public transit options, especially if you need/want to commute into the bay area.

Probably half of my subdivision commutes into the bay area.

Stockton has a slightly better climate, (better delta breezes) but is an absolute sewer...makes Modesto look like a paradise.

Correct. There are some nice areas in Oakland(ie. Claremont) but $400k isn't going to be able to buy anything. Shit, $400k will possibly buy something in the hood.

I've lived in San Francisco, Laguna Hills, and currently live in the Upper West Side of Manhattan. yes, 400k can buy you liveable places in all three. hell, at this current climate, 400k can probably buy you a small 2-3 bedroom house in Fremont or Marin County. But of course, locals want you to believe that their place is so expensive that you just can't hang with their snobby asses.

for the record:
400k can get you a 3 bedroom townhouse in Woodbury Commons, Irvine
... a small condo in Newport Beach, Ca, a small condo in Laguna, OC
... a 1 bedroom apartment in Upper West Side of manhattan.

you won't be able to get the most prime penthouse in the financial district, but that is hardly representative of the Bay Area as a whole...

Moraga, Cupertino, Walnut, are all within your price range and are all pretty decent. But I'd say up it to 500k for the best price/value ratio.

Mountain House is on the verge of bankruptcy. The last news story I heard said that the city had to turn off the power to the light poles across town because they couldn't pay the electric bill...
IMO, the ONLY advantage Tracy has over Modesto is that it's a bit closer to the bay area for commuting. (about 30 minutes each way) Otherwise, it suffers from the same problems that Modesto is cursed with. (and it's closer to Stockton)

Livermore and Concord will be almost as expensive as San Ramon.
Brentwood is a very small farm town that's been cursed with too many housing tracts as a bedroom community. Once upon a time, Brentwood was a nice little town. Nowadays, the town itself really hasn't grown much, but the population exploded.

I don't know how much the numbers have changed, but when I first came to Kahleeforneeya in 1987, the company put me in a nice motel in one of the better parts of town. When I came home from my first (very long) day at work, my room had been burglarized and the pricks stole almost everything I owned...even my dirty clothes, my shampoo and toothpaste, but the dumb fucks missed some of my more valuable "junk." :roll: When the cop FINALLY showed up 3 hours later to take the burglary report, this young hip black com with greasy jerry-curls told me,
"The onlyest thing I can tell ya is Welcome to Kaleeforneeya." At the time, Stockton had the 3rd highest crime rate per capita in the nation.

From what I've seen when I've been there in recent years, (I live about 25-30 miles away) it hasn't improved much, and with the explosion of the housing bubble, things are getting worse again.

The best deals for houses are in the bay are in these areas. During the housing boom these cities were the least built out so there was an explosion of new track home in these cities. Now there's so many forclousers in these citys that their property values have fallen 40-50% Och.

My Aunt just bought a 2400sq ft house in Tracy for 260k. It's a nice house built about 6 years ago. I think it previously sold for around 500. Tracy an OK town, nothing special, actually it's kind of boring but it's only about 30 minute commute to San Ramon.

Also don't forget Antioch

No offense Boomer. But you'd could never make me live in Modesto. If I wanted to live in crappy area and a furnace, I'd move to Texas. At least there you could borrow a gun from the nearest truck owner and go around town shooting cows.

I'll admit, Modesto certainly isn't the place where I always "dreamed of living." Far from it in fact...BUT, in spite of all its problems and faults, it's still better than some of the places we've been over the years. Hell, you couldn't pay me to move back to Jew-Tah. Fuck that place.
