Two possibilities:
1) Some banks or printing companies will offer free checks on a promotional basis.
2) My bank lets me get one free cashier's check every month. I used to use it for rent. (Now I'm in a more informal situation and I pay cash.)
If I were a landlord, I wouldn't be keen on taking a starter check or a counter check.
Or any check at all, for that matter - if you're backwards enough to use checks, you're backwards enough to bounce one.
