Philly people- how safe is chinatown to live?

I am starting at a new office in NE Philly in 2 weeks and need to find a place to live ASAP. I have decided to live close to Vine or I95 to cut down on traffic.

The two places I am going to look at are 1010 Race St and a place on Winter St.

Are these two places safe to walk around in the early morning or late evening?

That part of the city is fine. The downtown areas have their fair share of petty crime, but not a lot of the drug/gang violence like north or west philly.

edit: You also might consider the Northern Liberties neighborhood, the area just north of 676/west of 95. That's pretty nice, and a little less hectic than downtown/chinatown. I'm also a big fan of the art museum neighborhood, which is still fairly convenient to 676.
