How bad is the noise from all the equipment thats in the backyard toward the river?

Does have a HOA. I would make sure you look into that a bit.

That also.

Some can be more of a PITA than others.

Ours is pretty lax, it's an older big neighborhood, and we're kind of on the original edge of it.

HOA is paid yearly at only $275, not bad. Looks like a decent builder house with a few upgrades. Should be fine. I prefer hard surfaces in the living areas though. Those carpets will get traffic wear in only a few years.

Yeah, not sure about backing up to what looks like a concrete facility. There's going to be a ton of dust to deal with. The only other thing I don't care for is the staircase right when you walk in the door. But, I guess that's pretty common for most houses.

I know nothing about the area so forgive me if this is a stupid question. Is flooding a concern?

looks like it has gas, but according to the listing, the heat power source is electric.

If that's a concrete facility behind the house, I'd want to at least know the direction of prevailing winds for the area.

I do myself also.

The carpet is long gone here, the house is all laminate and tile.

Look for a fine white dust on one side of trees and any utility poles in the area and you'll be able to tell how much it might affect you - in addition to any noise of course.

So does that mean you'll feel vibrations all day long from mining activity? Does the mine run 24/7?

Set a cup of water on a hard surface during the day and see if you can see it moving.

i kinda want to setup a box fan with a furnace filter on the deck and see how much shit it collects in a week. I doubt the seller would want that though because it could sink their deal.

I wouldn't buy property that close to the river. I would definitely look at topography too to make sure you aren't in an area that is likely to be subject to even localized flooding in the event of a major snowmelt/rainfall issue.

Check your state/county to see if you can find the past sales records for any home you consider buying. Around here, you can find that data in the state tax record. It helps determine if someone is selling or flipping a home and can help you decide where to come in with an offer if you choose to buy the home.

Realtor said that with the last recent flooding we had, the water level didn't get remotely close to where the house sits. Either way I'm really concerned about the quarry. I'm particular about air quality.

Yeah, like what others have said, the quarry would be a stopper.

One of the community we have looked at was next to a stone quarry in Round Rock, TX. Everyday between 12 noon and 2 PM, there is a small quake and sound of blast from the quarry. Now that quarry is located much further than the one on your list. So imagine if it is next to your backyard...

Is it low enough that you will be required to purchase flood insurance? Flood insurance isn't included with normal house insurance. People whine about the extra expense of PMI - Flood insurance is also one of those extra expenses that a duplicate home in a better location wouldn't have.
