Besides, cost of living is soo much lower in Texas than here in socal...

With your doltish use of grammar (i.e. "b4"), I am somewhat surprised at your relative success in your business.

dont take us for fools, the only reason you relocate is to cash in before the real estate market collapses. Otherwise if you only own a place why do you need to relocate ? People that don't have a place and must rent have much more reason to relocate.

That's the point i'm trying to make....if everyone is predicting that the real estate market here in Cali is going to drop 10-15% by the end of 2007...I would be foolish not to cash in now..... The other reason 4 moving, why live here in a 800 sq ft condo in Irvine when I can live like a rock-star in Austin, Texas...? (Besides, I do believe there's no state tax in Texas).

Just to let you know my magic genie prediction skills say we will most likely have an income tax for the state within a few years. I say this because they have yet again said that using property tax to fund education is unconstitutional so they sent them back to the drawing boards, and the only real alternative is for them to institute an income tax (which has been pushed for a while). But the cost of living is really good and housing is in good shape, so if you can set ujp a job you can probably live pretty well. And also Austin is a nice city to be near.
