Basically you only pay interest for the first few years. It ends up giving you cheaper payments, but you aren't paying back and principal and thus aren't building any equity.

Bad idea to take one out though.

Certainly, I would have no problem giving you a no interest mortgage. However, there is the small matter of my loan arrangment fee, which will be approximately 140% of the cost of your house, payable up front.

Actually not bad, depending on who you believe.

The people who believe in the housing bubble will think it's a bad idea.

The others who believe that the housing prices are increasing by 1%/month will say otherwise. <- at least thats how fast housing prices are still increasing in SoCal (orange county to be specific)

Wrong. As with most things, it's a tool which makes sense for some and doesn't for others. Simply saying they are a bad idea implies you don't understand when they are usefull and appropriate and when they are not.
