I hope that you do realize that in some states lawyer is required in order to buy/sell house. OP is doing his homework and hopefully that will keep him out of trouble.

You sound like the kind of person that thinks they can do it right but end up doing a crappy job because you're too proud to get professional help. A good agent will get you a better price. Besides, many of us aren't worried about the agent getting a comission. That's the price of seeing a house, making an offer and not having to do much else. The last thing I feel like doing is researching how to conduct a real estate transaction. My time is better spent on other things, especially since good agents are available.

Woaw, how about you just ignore this thread then? My wife and I have been doing a lot of research, the trouble is that there's so much contradictory stuff out there... We feel like we got to a good place on our own (found a great inspector and a great lawyer, and have a contractor who we're in casual contact with because we're budgeting a remodel with him in tandem with everything else), but everyone always forgets something, so we're asking questions.

And the people here are awesome for sharing their knowledge - I wouldn't have thought of getting insurance quotes now, for example. I appreciate all the help!

Choosing a lawyer IMHO should be required for most people as today we are hearing about all these liars saying "I didn't know what I was signing....Can I haz a bailout?"

I couldn't really recommend this right now...you should be able to find tons of improved homes selling at below what those improvements would cost.

yeah the idiot sounds like he's never bought a house before, and if he did, he probably f*cked up big time if he didn't even bother asking more experienced people for help and advice. its like the guy who took 26 years to solve the rubik's cube, he could have saved himself the time and trouble if he had just asked google how to do it.
