It's frankly impossible to keep a cartel of hundreds to thousands of individual landlords aligned, and they can't just set prices at whatever the hell they feel like. It's not like Chicago or Austin landlords are somehow less greedy than Boston or San Francisco landlords. They can only charge as much as people are willing to pay - if there are tons of open units, people will tell the high-priced places to pound sand and rent somewhere else.

My grocery bill largely remains the same as it has been in the past - a few things are slightly more expensive, but their prices have stabilized, and I really haven't noticed a big change in spending. But in this awesome economy, I went out and got myself a new job paying 25%+ more (and avoided some layoffs at my old place to boot); and my investments are doing fantastically. Real wages have risen since before the pandemic across the income distribution. In particular, middle-income and lower-income households have seen their real earnings rise especially fast. And in the past 12 months, real wages overall have grown faster than they did in the pre-pandemic expansion.
