Pretty soon there will be cats in all the cupboards, dogs pooping in the halls and exotic snakes feasting on the swarms of hamsters living in the walls.

Depending on the type of violation, the threeday

correct the violation or leave the rental unit, or
(2) that the tenant leave the rental unit. If the
violation involves something that the tenant
can correct (for example, the tenant hasn’t paid
the rent, or the tenant has a pet but the lease
doesn’t permit pets), the notice must give the
tenant the option to correct the violation

By California law, you CAN give them a 3-day notice...or they can opt to get rid of the dog. (within the 3 days)

This. The worst my dog has ever done was tinkle on the carpet. My cats however, have absolutely fucked certain parts of my house up. Scratching at carpet tearing it up, pissing on things which leaves a stain, unlike dog wee which really doesn't.

Cats are a lot cleaner than dogs if you get them snipped.

Yea cat piss is the ruiner of everything but honestly if they are litter box trained and you keep it clean then it should never be a problem unless you did not get it fixed and it sprays but then again that's your issue.

It's CA, it could be a long expensive (time and money) battle.

They get a doctor to make the dog a companion animal and the landlord is screwed.

It's best to be honest. If the dog is not damaging things (and a single dog is hardly the worse thing a tenant can do)....figure out a fair price and let them know that damages will have to be covered.
