Woah....what? I can kind of agree with this if you look at a vehicle as an appliance but bro I need something more than that. Finding the sweet spot between just needing to run and enjoyable to drive can be difficult.

Technically not an item, but recently did a purchase which totaled to $10,994.60.

Got a road built and a section of land cleared. I did buy a culvert, so guess that counts as an item I bought.

$8,650 for the land clearing and culvert, and $2,344.60 for 3 gravel loads.

The best part of all this is I stayed more or less within my 10k budget, it took 4 days instead of the original 2 I planed for but there was a lot of extra work that I did not anticipate in the original plan, but it just made sense to do it while they had the equipment out there. The ground was very rocky which made it difficult to flatten it as is or to even dig much, so had to bring in material from another part of the property that was not as rocky. I kinda got lucky that material was there and easily accessible. They must have moved like 50 dump trailer loads of it so that would have cost a lot if I had to buy it.

Due to the ground the outhouse and especially septic is going to be a challenge though, but I will figure that out at another time. There are options for doing a raised septic system and can do a compost outhouse as a temp measure.

Wow a steel culvert must have set you back some. Way better in the long run than a plastic one. Anyway, your property looks beautiful.

Very worse case scenario though I'll just do a mound setup. When I build my cabin I plan to do multi storey so I will just put all the plumbing on 2nd floor so there's enough height to flow to the septic.

That's a silly idea, and it wouldn't work. Unless you want frozen pipes, the drain needs to leave the building below the frost line. Usually with a mound system you just use a pump, it's quite common.

Of course all pipes would need to be insulated/heated. Water supply lines would also need a re-circulation system. But even with an underground septic I would want to find a way to heat that. It would eventually freeze if I don't do anything. Even in the city they get water main breaks all the time due to lines freezing. I used to take the calls for the emergency cable locates and get a couple each day first thing in the morning.

Pretty much can't have any form of water stuff exposed to elements unless it's insulated and actively heated.
