I was 30 when I bought my first home. The house (condo actually) was $115,000 and my wife and I put 10% down. Our monthly payments were around $900/mo IIRC.

We sold it 2 years later, made about $50k which allowed us to put 20% down on our current home, and we bought a house which we still own.

No down payment because I paid cash (no joke walked into closing with $50,000 in $100 dollar bills, won a settlement that caused me to be disabled)
Because it is paid in full I have no payments and my property tax is only $600 per year.
See home in sig if you wish.
Need to try to make everyone move here. Homes and property tax is silly cheap and houses are even cheaper. The old folks in this small quiet town and dieing and the ones the homes are left to are selling them for dirt money. My house in 10 years is going to be worth tripple if not more what I paid because there is new stuff being built all around this town. Sure to take off in a few and I will laugh myself all the way to the bank

May even morgage this house and buy another $50K home and sit on it. That way when one or the other become worth 200K+ I will sell and live the rest of my life in the other one

WF, that big ole house for $50K ???

Yup that big huge house and all the land for $50K and all it needs is some cracked walls patched and paint. Thats all folks. So come on down. Hell I just looked up the listings here in town and there is a 1200 sqft 3 bed 1 bath house for $20K thats less then $100 on a 30 year fixed intrest home. If you cannot afford $100 for a HOUSE I dont know what is wrong. And whats 10% of $20K but a lousy $2000 down payment

So move here I need some friends my age!!!!!

Incase you dont believe me here is the listing.

Original loan including PITI was about $1300 per month for 30 yrs.

I refinanced after a couple years and now PITI is about $1500 per month AND the term of the loan went down to 15 hrs. I only have about 13 yrs to go and I own it.

If you can come up with the down payment you can work at burger king and still have money left at the end of the month and own a home

$115,000

$0 and started off with $25,000 in equity

$650month

Thats what you get when you build it yourself. Next house will be twice the size for the same monthly payment as I now have $45,000 in equity after 2 years. House paid off in 12 years. Built - sell, build - sell, anyone else do this. (And I mean you are doing the hammering.)
