toshiba satellite l645 touchpad issue

Today one of my neighbor brought her Satellite L645 by saying that she could no longer click on anything with the touchpad. (Synaptic)
Trying to gain a consenus on if I should replace the touchpad based on my finding below.

1) the left button does nothing,
2) right button works,
3) cannot tap with the pad even though tapping is enabled,
4) can move the cursor with the pad, but nothing else
5) unistalled device and reinstalled with lastest drivers, still same issues
6) on/off switch works.
7) a mouse works fine

My thoughts are a bad touchpad????? Something I forgot to ask her was if someone maybe spilled something on it.

Yeah, I would agreed with the bad touchpad assembly diagnosis

Yeah I'm certainly lean towards defective touchpad. Sad too since the lappy is only a little over a year old. I'm probably going to need and break it open and find out exactly what parts I need, so far I haven't run into a whole lot in info on them. I might be better just going with a used top cover assembly with included parts.
