Started seven years ago when I bought a fixer upper

Before move in
Installed new countertop and dishwasher.
Two rooms of carpet
Laminate floor at entry

After move in

Painted windows and trim
Replaced windows(vinyl)
Ceiling fan in bedroom
New furnace and central air
300 ft ceadr fence
Gutted main bath down to the tub, porcelain tile floor and walls
Completely redid kitchen
Upgraded elect panel
Remove blown on ceiling texture whole house, redid with knock down
Repainted interior of house except 2 rooms
Installed above ground swimming pool w/deck
redid brick fireplace, sheetrock and porcelain tile
Covered front concrete porch in, yep, porcelain tile
Changed most elect fixtures

Current project

Removed deck, old concrete patio, my new stamped concrete patio should be installed hopefully by the end of the week

To do

New shed
New siding
New driveway
New garage doors
Gut master bath
Gutters
Roof in about 5 years

Contarctors hired to date

HVAC guy
Floor guy for porcelain in kitchen
Electrician to inspect my kitchen upgrades and panel installation

I will be so bored by the end of next year

It's never ending isn't it? Here in San Diego we are in the middle of adding solar, they come do the panel change tomorrow (need a bigger service entrance). After that gets done we'll finally sign the pool contract and start.... Sigh 6 months of lovely construciton to deal with.

In BigBear we added a floor to a build out area along with a bunch of new decking. THe next and last stage is the addtion of a boat garage.

In Mexico we finished buildng the sea wall (220' x 16') back filling it and demo for the rooms we are adding there and into the cliff. That was after reroofing the garage, replacing the fountain, reroofing the main house. Retiling the mail house, revamping the staffs house, redoing the pool (the list there just goes on forever)

Hopefully by this time next year I will be construction free and back the business of just enjoying the places instead of managing them

I have installed 2 towel racks, a toilet seat and changed the door handles and locks on the front and side doors on my new house.

2 story, 1400 ft^2 addition + 1 car garage. Still in progress. I've done everything myself except the floor slab, setting the 2nd floor trusses, the roofing and the stucco. Working on the hardwood stairs at the moment so they don't get to messed up when I start drywalling, etc. Will be getting a contractor to run in a new gas line as well.

We just agreed to a refi last week. Taking just shy of $30k out to do a sh1tload of stuff:

- New Garage Doors / Openers
- New vinyl windows
- New carpet upstairs
- Repaint exterior of house
- Replace front door
- Replace all interior doors, closet doors, and trim
- Remodel full bath
- Remodel 3/4 bat
- Remodel laundry/utility room
- Move water heater from laundry room to garage
- Install crown molding in downstairs family room
- Replace clothes dryer
- Repaint interior of house
- Replace kitchen faucet

If we have enough after that:

- Shelving/storage for the garage
- New glass/ceramic top range
- Over the range microwave/hood
- Replace kitchen sink
- Some sort of yard landscaping in front/back

Should be fun and LOTS of work!!!

Retaining walls on two sides.
Fence down one side.
Backyard lawn and sprinklers.
Coble stone patio.
Roof.
Exterior paint.
Floating floors in all but two rooms.
All new windows.
All new interior doors and trim.
Gutted and replaced the kitchen.
Front doors.
Granite entry tile.
Outdoor low voltage lighting.
New garage door. (Two garage doors really, I wreaked the first one within a month).
Small office addition.
Four ceiling fans.
New refer.
New Range.
New dishwasher.

All over the last two years.

The only sub I used was to tear off the roof, they did it in three hours.

Closed on my first house in August. A total fixer upper

Completly gutted the place from attic to basement. Re-wired entire house from new breaker box up. Except the kitchen, that'll be leveled (with a borrow excavator) and enlarged in about 2 weeks

The list is endless on the small things done so far. But just today I cut out the entire bathroom floor, since we made it 3 times larger during demo, pipes and such will be moved. Over the next few months i'll be doing everything that involves putting a house together, from plumbing and heating to every last fixture.

All done by me and friends

Nice! I've been thinking of doing solar in our house. How's it working out for you?

In the middle of it now, we are doing a ground mount system (the downslope outside the garage is almost perfectly south). We passed the rough inspection on the ground mount posts today, they should be here tomorrow to put the concrete posts in. Seperately the electrician is switching the panel out (will be without power for Tuesday, maybe Wednesday).

The system itself is 144 Shartp 180watt panels, we spec'd to average about 4200kw per month of generation (I have computer racks here for work, as well as we are on a well so our usage is high but our water costs are in the electric costs).

I'll update in about 2 weeks when we should finally go live.

I will need to remodel a full bathroom soon. Any ideas how much that will cost? Actually, just the shower tub, drain and water pipe. If I have enough fund, probably the faucet as well. I am going to start looking for quotes soon, but just want to get an idea what range is going to be like. I am in So Cal if that matters.

It's endless...especially since the previous owners were dirty,lazy people. They both chain smoked in the house, and I don't believe a window was ever opened. Nicotine coated the windows so bad that it was like looking through fog to look out them. The entire house had to be scrubbed clean,primed, then painted. I just got new kitchen cabinets today (they ruined the original ones). Needles to say, all the carpet had to be replaced. Just finished tonite putting up towel bars in master bath. I had to replace all the a/c and return air vents because they were so smoked up. I bought the house for a good price (27k less than appraissed value) so I guess it was worth it.

Purchased in Dec. 2003. Home was about 22 years old at that point but in great shape. Only upgrades thus far have been by choice and not out of necessity. Hopefully that's the case for a while. So far:

-Installed 350sq.ft. loose brick patio with retaining wall
-Stepping stone walkway from front of house to patio in back
-Split rail fencing/entry gate
-Drywalled garage, painted it, installed work area and new storage
-Every room in the house has been painted at least once
-Pergo flooring in den
-Custom Wainscoating in dining area
-Removed doors leading from kitchen to a semi-formal dining room and sealed off kitchen from that room by replacing doors with a new wall, leaving other room as an office.
-Landscaping
-Storm doors

Next up will be new kitchen appliances when money allows for it. That will probably be what I do with my tax returns next spring, if they don't all go to medical bills. I also wouldn't mind putting in a ceiling in the garage with pull-down staircase so I can use the loft as a better storage area.

Wow thats a lot of updates.

Considering I rent an apartment, I haven't done any updates.

Maybe in another year the misses and I will be ready to buy though.

I'm in the process of rewiring a circuit to GFCI, which is proving to be more difficult than I anticipated with this whole "hot ground" nonsense. I think there's an error at the breaker box that I might be in over my head for

I installed a bunch of dimmers and a few glowing switches at strategic places. I installed motion sensing flood lamps under my deck and I converted most of house's phone system (all but kitchen wall plate) to ethernet with new keystones and a basement patch panel. That also involved one additonal cat6 drop to the living room. I also installed an antenna on my deck.

That's all I've done so far. A ceiling fan in the kitchen, new railings on the deck and a fresh exterior paint are probably next on the list...

Yup. The previous owners were neat freaks and it showed. We only re-painted the master bedroom to our preferred color and replaced 1 carpet and that was it. 4 years later (this summer) we had to replace a beam on the porch. That's been it.

Installing a brick wall/garden that leads from our front entrance to the side of our house

I know my wife has many more planned in her head.
