When we bought the house 12 years ago, 7.25% was a GOOD rate...we refinanced 6 years ago and got 3.875% locked in for 30 years.

5.25 fixed 30 year, but I just paid 10,000 towards principle.

I think it takes about 5 years off of the end of the loan.

I have an ARM, but the reset is 1% above the 1 year libor rate. Guess what the 1 year libor rate is. .98%. It's gone down a full percent since last year. Even if it doubles in the next two years (when I reset) my rate will be under 3%. My current rate is about 6.25%. How's them apples?

Had a chance to do one with Libor rate. Now i'm kicking myself for not.

could have also done 3.25% ARM @$0 cost w/5yr reset.

oh well, still happy w/3.99% fixed @$0 cost.

0%. Been off the sauce for almost 5.5 years now.

Was 7% but that only lasted 6 years and 8 months on a 30 year mortgage.

Combo of a large 4.125% and a small 4.5% loan with a combined rate of 4.22%. The 4.125% loan is 30-year fixed, the 4.5% is 30 due in 15 (payments are amortized over 30 years but the total amount is due in 15 via a balloon payment).

I'm looking at my docs and think I'm getting screwed over. I have a 3/1 arm that is 3.75% plus 6mo LIBOR. That means last February, it should have adjusted to 4.125%, yet I'm still paying 7.75%.

I think I'll make some calls Tuesday.

4.25% 30 year fixed FHA

We refinanced last year. We overpay so much it will be paid off in less than 15 years if we are able to continue at this rate. In the 9 months we have paid on the new refinanced loan, we have knocked off an extra 14 months already which is nice.
