Should be higher. I got a 77 and I'm in North Van. But I'm gussing they reserve the 90s for the lower density residential + high density commercial areas like Kitsilano, Commercial and the like.

I don't know how its not a 99 or 100. I have literally everything you could need within a few blocks of me. Maybe its because it thinks the nearest transit is 0.7 miles away. That might be the nearest trolley station but there's dozens of bus routes that stop on my block alone.
