I was thinking the same thing. The LL's threat of hiring a lawyer is laughable at this point.

I wouldn't bother asking the attorney anything. Just forward him the info. As a lot of other people have said, this is why you're paying him. It's not your problem, it's nothing to stress over, so let him handle the legality of everything and you go on living your life.
While I agree on sending the attorney all communications from LL, you must treat lawyers as you do doctors... learn all you can about the issues at hand and question them if something doesn't look right.
I've seen way too many people screwed by lawyers who missed things, weren't aware of the law, assumed the wrong facts, and simply "forgot" whatever. Lawyers are humans too (barely) and are as prone to making mistakes as anyone else.
With an issue as simple as this one and over a relatively small amount of money, I'd probably not worry about it, but just wanted to put that out there.

Either way, you are talking less than $300 for most window replacements + labor. That can be done by ones-self; it does not need a pro.
Pane of glass is 1 hr tops to replace and seal. Cost is expected to be $25-50 max at any glass supply shop

Additionally I do not see anywhere in our contract that states you can place money in an escrow account if minor repairs that were existing when you rented the home are not fixed. It states you took the home as is and I have the right to fix damages or void the lease agreement.
Your state law may say otherwise (in your favor).

I would not let someone renting my house replace a window. How would I know he is not going to screw it up? If I was trying to be cheap I would have a clause that states that I would have it fixed professionally and make my tenant pay for it.

how you keep them from doing it is get someone out to fix it as soon as you hear of something broke. IF you dont' the tenant has a right to fix it and charge you.

depends on what kind of window a 200 dollar window is bottom of the barrel in quality.

LL screwed me by forcing me to replace my own water heater. REFUSED to pay for labor, lived in a different state, and blamed ME because he purchased a 12 year water-heater 15 years previous.
Not wanting to be rude I got the largest, most efficient SHORTEST LIFE SPAN water heater I could buy.
Screw that guy.
I even found tens of thousands of dollars in gold coins in a box in some back part of the house and sent them to him... this is how he repays me?

Lesson: LLs are LLs for a number of limited psychological reasons. Be careful, they will screw you whenever they get a chance.

I just replaced my water heater . . . .but i'm trying to own the house(paying a mortgage) i got a 5yr heater since i don't plan on being there that long anyway, i need a bigger place!
Ok, a couple updates for the latter part of the day.
I got a call from a detective from the LL's local police precinct. I spoke with the detective and surprise surprise our stories did not match. I told the detective that I had all of our conversations recorded by either text message or email. The detective told me exactly the same thing when I went to my local police - the story just did not make sense. The detective even went on to say that he told the LL the story didn't make sense. I just got done faxing 15 pages of conversations, bank reports, etc over to him.
Next, I mentioned a few posts back that I had also made some other reports about the house. I contacted my local town's department of health to report on how the pool cover has collapsed into the pool and has stagnant water on top. The water has turned green from algae and is now a breeding ground for mosquitos, etc. The town sent over an investigator to check my story and today I got the paperwork from them:
The town is going to issue him a citation and he is to fix that problem immediately. Next up is the town to come down and check the basement for mold (again) and air quality.
Lastly, from the message I got today regarding this from the LL

The "minor repairs" were not present when we inspected the house. I am assuming he broke the window when he took the AC unit out of the bedroom. It was not until after we moved in that we noticed the window was broken and asked him to fix it. The same goes for the gutters that have fallen off of the house and the pool cover that has collapsed into the pool.
The only repairs he has made have been the major ones - mold in the basement, mold in the shower stall and collapsed cesspool. He did have someone come out and drain the water from the pool cover but cheaped out when the pool guy told him to tighten the cover so that it doesn't happen again in a couple months (which is the situation we have now).
Really dude? Just f'n move. Even if this goes your way, do you really want to stay there?
