why are houses in Albany, NY are so cheap?

I live in Albany, and there are some areas that are really crappy, some in the middle and some good.. however, $6000 seems just a tad low for a house. You may want to make sure it's not a year rental or something like that (even then that would be cheap).. Be careful where you're looking though, if the street's name is a number, that's not a good thing (ex. first street or second street) and stay away from state street too while you're at it. Better yet, I'd go to a surrounding area like Bethlehem or Guilderland (those, however, get much more expensive)

It really really varies on the area. In the suburbs 100k MIGHT get you a handymans special. In Albany 100k will get you a nice house in a good part of the city like the stuff east of the state office campus, but something for 6000 will probably be for a dump in some arbor hill section where the cops are uncomfortable going to. It is possible to get something that may need a little fixing up in a not too bad city (Albany, Schenectady, Troy, Amsterdam) neighborhood for $50k.
Make sure you check your property tax levels. The city of Schenectady for example has something like $70 per $1000 in property taxes and considering their severe financial troubles that will probably go up a lot more. Far as I know Troy and Albany have decent property taxes. Amsterdam is somewhere inbetween.

Actually a Capital District resident here but I go to college part time also. Lot of good colleges in the area. Rpi, Sage, Sienna, Sunya, and Union. The community colleges aren't too bad. They call Hudson Valley Community College, Harvard on the Hudson.

actually monotaur you are correct 12345 is schenectady ... General Electric in Schenectady to be exact. And they get alot of undeliverable mail every year sent to them at zip 12345. Probably a boring part of someones day is picking out all the mail that doesn't belong to them .

If anybody over at SUNY A knows Nestor, well I know him lol.

I drove by SUNY A on the way to my much farther from NYC college, and it didn't look too bad from the 3 buildings I saw, including one that was being constructed.

I think you guys are trying to shake that whole "ugliest campus in the USA" title with these new buildings lol.

and some are crappo!!

If you are looking for something decent,figure $50k,and up.

next time i buy,will get a home with a driveway.

I have lived in the Capital District for over 40 years.

you get what you pay for,the cheapst homes need the most work,
like prob a new roof,insulation,rewiring,plumbing etc....

prices in dc cost way too much for way too little, i hear its because dc and sanfran or la are the only places, cities where there's job growth. DC its ovious because of all the Big D contractors, lockheed, northrup, raytheon, bae; they're everywhere scattered across nothern virginia, also reston va, housing prices nearly doubled across the last 4-5 years, its really insane. 2 bedroom condo's are going for 200K+

Traffic is a nightmare too. people here dont know how to use their mirrors and you see and you see an accident like everyweek or so.

People here, northen virginia anyway, they're so uncool, tools, all of them. They're so full of themselves and only into themselves, like little spoiled brats, no one knows how to share and they're all about material, bling bling, like "look at me, i have the biggest XXX." dorks.

This is a hot deal. I'm serious, and I live across the river (Troy). The housing market outside the city is all right, but currently the real estate prices in the urban areas reflect the perpetual economic downturn the region seems to have taken.

A good time to buy, especially if you're working in Nanotech, which seems to be the only thing we might be doing well.
