Would you pay 1.5k-2k extra for a house with a central vac?

it's an option with higher end custom builders and homes. They run vac tubes through the walls and they have places in each area where you can plug in a hose. The actual vacuum is in the garage.

jeezus, 400K for a 4400sq/ft house on 7 acres. My friend just bought a 950sq/ft apt for 500K (and she got a really good deal too...)

I wouldnt, they arent that important. Id put the money into getting dedicated circuitry into the rooms that may be used for home theater systems (20-30A dedicated lines), whole house surge protection at the box, maybe a deep fryer in the kichen. Also, wiring up dedicated ethernet lines for rooms...

I just bought a 2800 sq ft house *move in condition* for 95K...

my house has it...never used it, pain in the ass to haul out the hoses. Not a big fan. my house wasn't any extra b/c it had it.

you know you can make your house 'central vac ready' without buying the actual vac hardware, that way, it probably won't cost you much, and your buyer can add it a lot easier down the road. my house is like this, its basically 2 openings in the wall with a coverplate over it. I am not even sure if there are any tubing behind the wall.

No question about it, you should at least put in the piping and outlets. I put one in my first home and I'm currently putting my one in my second home that I'm building. I installed a Beam system that only had to emptied once a year. They are quiet, light weight, low maintenance, and keep the inside air very clean.

And the only reason I had heard about it was because one of my friends from school happened to have high-income parents. They actually had a Soundblaster 16 back when they were $100 or $200, in the days when most PC's made sounds from their little built-in speaker. Ooooo, Ahhhhh.

Agreed, it's much easier to buy a standard vacuum as most people who have central vacuum cleaners often abandon them after a few years for the conventional types.

That sound like a huge waste in electricity. Afaik the power reauirements to keep the suction the same, increase with the length of the tubing. So a central vacuum would need alot more power to do the same as a normal vacuum.

I would rather invest in something for the future - better insulation, passive water heating, photovoltaics etc...

We have central vac and it is amazing. Yea you have to "haul the cable" but that is a lot less work than moving a full sized vacuum around the house. Basically there are 3 main plugin points in the house. From those 3, you can do 90% of the rooms in the house. There is another plugin point in the master suite. From the one upstairs plugin point, you can do the entire stairwell, 2 bedrooms, a bathroom and a hallway without carting anything around. Suction is plenty powerful. I'd agree with whoever made the suggestion to at least put in the piping.

And why wouldn't you install Cat6 if you've already gutted the walls? How expensive is a few runs of cable? I did someone's house for free and that was when the walls were already in place, had it been gutted it is practically a no brainer. Something like fiber on the other hand would be more expensive, but still damn nice to have. At the very least it is good to have a few spots within the house where cable runs so you can easily wire in wireless signal extenders if they are needed.

I won't comment on the central vac since I've never used one, but I will comment on the LV cabling. I would not run cable to every room, but I would run conduit. That way, whoever ends up living in the home can easily run whatever kind of cable they want.

Sounds like quite a bit of extra mantienance. The hassle and cost of that alone points to no for me. That and you're probably going to get a backup mobile one anyways.

Central vacs suck. My folk's house has one. We tried using it when we first moved in, found that lugging around a ginormous hose sucks balls, went back to using a regular vac cleaner.

As a buyer I would never, ever, accept to pay more for a house because it has a central vac. However, it wouldn't detract from the lure of a given house (since I just wouldn't use it)....and it certainly might appeal to other buyers.
